    Because you're doing the viewings. Get your agent to earn his fee and do the viewings for you, and you disappear. They'll be franker about what they don't like then....

    e.g

    "too expensive, our max is 220" (our house is on at 230, so why not make an offer?)

    Why didn't you respond with something along the lines of "Well, we don't really want to go that low, but I'm sure we can discuss a figure somewhere in the middle"?

    "2nd bedroom too small for us" (fair comment)

    "we've only just started looking so will take our time and look at others"

    So the agent should be following up in a week or so to see if they actually buy elsewhere, if they're still interested etc.

    "it is the best we've seen so far" (but no 2nd viewing or offer)

    that kind of thing....

    Was your response to this "What have you seen so far?" in order to judge what your house has or not in comparison to the others?

    we're not doing the viewings. :D

    I'm talking about the feedback that our agent has given us from viewers.

    you are correct that the agent should (and seems to be doing tbf) be chasing up any viewers that made positive comments
  • Thanks so much for all the replies, its really helpful, if anyone is that interested I'd be happy to pm the link, I just don't want it on an open forum,

    The house is I think immaculate, viewers have even commented on it. There is no clutter when we have viewings and it is spotless. Not that we live like that all the time, but we do ensure that viewers see the house at its best. We don't have a kitchen diner and the plot is unusual, but we have spent a small fortune ensuring everything is physically sound (includes new roof) and the spec of the house is above that of a normal family home. I can only conclude that its when they get here something puts them off, I just don't know what! We've had two people make buying noises, but nothing has come of it. We are prepared to.move on price, we are 'motivated' sellers, I just don't know how much i should be reducing it by, and whether it'll make a diffe.rence

    Sales is a numbers game and I'm all for pricing aggresively to get people in. You can't sell to people who aren't there.

    How about £315k/£320k/£325k?

    Does it actually say "Offers In Region Of £350k"?

    If it does, change it to a real number, even if that number is £350k. "OIRO" puts people off - it immediately wrong foots the potential purchaser and they don't know what to offer, so they don't offer. It also makes it look like you're either not keen to sell, or don't know what the property is worth, or are just chancing the market.

    I imagine it differs from area to area but I don't think it's an uncommon problem for larger properties in the current climate.

    A lot of people window-shop properties but can't secure a sufficient mortgage.

    Very few 4 bed or larger properties have sold in my own area in the last year or two. The majority of sales have been in the FTB, BTL bracket.
    I think a lot of this is due to the relative ease of getting mortgages for those types of properties as opposed to those for further up the ladder.
  • Thanks, I can believe that, if I'm honest many of the properties locally are in tge same boat I think. Perhaps reduce is the answer...... Makes it harder to move on after you factor in agents fees, legal bills, and the ever present spectre of stamp duty! Thanks every one, I truly appreciate all your feedback.

    It's really tricky at the moment, we are in a similar position, with similar viewing pattern, have come to conclusion we have to drop price, but problem is then finding somewhere to buy that has an equal drop, and everyone has a different opinion on that!
