How many viewings on average?

Hi, we're in the northwest and have a house on the market. It's a 4 bed detatched. We've had on average a viewing a week since the start of april. Some weeks we've had none and other weeks, 3. Just wondered as we've not received an offer as yet, whether this indicates something about the house is an issue, or if this is normal and reflects the market. I think a viewing a week is quite good, but don't know anyone selling a similar type of house to find out. Opinions gratefully received.

It's generally accepted that if a house isn't selling it's because of the price either putting people off or pricing people out.0 -
I'll be honest and say I'm not sure I'm happy to post a link on the forum. I don't really want people in RL to know who I am and my house is very identifiable. I do appreciate it's difficult to give an informed opinion without thathough. I had thought that price was an issue getting viewings rather than offers, after all, there would be nothing to stop a low offer.
The house is on in the region of £350k and being honest is on the low side for similar properties in the area, but is a smaller than average 4 bed i think.
What is likely to be the next price point we should look at given what i've said?
Inclined to think rightmove price points, but not sure if that makes a difference when you're looking. Also, when I asked agent about reducing, i didn't get the impression that they necessarily thought we should, so I'm not sure if we're getting better than average viewing figures....... Also our rightmove figs are all about double branch average. Agent is a good agent in the area( sells houses).0 -
i think it is very regionally-, locally- and price-dependent.
We have had lots of viewings but ours is one of the cheapest streets in a very popular area.0 -
If they're viewing, they can't be getting put off initially by the price, so something must be turning them off when they get to your house, or to the area your house is in.
How are you or the agent collecting feedback from the viewers? What are their comments on the house, either at the viewing, or after?
We can't tell much more without seeing the house nor knowing where it is....0 -

regarding feedback, most of what we have received is fairly bland - i think viewers don't tend to make strong comments / want to offend
e.g
"too expensive, our max is 220" (our house is on at 230, so why not make an offer?)
"2nd bedroom too small for us" (fair comment)
"we've only just started looking so will take our time and look at others"
"it is the best we've seen so far" (but no 2nd viewing or offer)

The pictures could be putting people off, majoritively whenever looking on rightmove or similar if I don't like the pictures, I won't go and see the house. So it's imperitive to get some good pictures done. Can you afford to get a professional in? (ask to see a portfolio of previous similar work first)
Also a clean house gives impressions of more space, and is just more inviting, stuff everywhere, although it may feel homely to you, can put prospective viewers off.
It also depends on how long the property has been on for. Do you know how long it is taking similar properties to sell within say a 5 mile radius?
I know in my area there is one house that has been on and off the market (at a similar price to yours albeit 5 bed) for at least a year, and there are still no reductions in price and so it's still standing there unsold.0 -

i've never heard of anyone getting a pro to do pics (at least not for a standard residential property), however you are absolutely correct the pics are really important - if they aren't great on rightmove, get them re-done and make sure you personally approve every single one.0 -
I only mention getting a pro in as for the price the OP is asking, it would be a small investment to possibly get a good chance at getting more people through the door and even get some bidding.

The photos can't be the problem, because pinkcheshirecat is getting a lot of viewings.
The viewings are not resulting in offers being made, so what has the feedback been and is there anything from the feedback about the house that can be changed?
Some places i have seen the photos look really good but when you see the property in real life it does not live up to the photos. (The photos can make rooms appear larger).
When viewings are conducted is the house tidy and clean?

1 tyre kicker per week and not a sniff of an offer is a poor showing really. It does reflect the market, specifically that your house is priced too high for it. If you want an offer you need to get more people through the door.
Eventually you will end up dropping the asking price. I'd do it sooner rather than later.0
