Final viewing before exchange?

Agree that OP should request further viewings if she wants them but note that she saidYou should really feel free to view as often as you wish within reason now you have exchanged.
Vendors do sometiomes worry that a buyer may find a reason not to proceed immediately prior to the proposed exchange date - see AlexMac's post - which may explain initial reluctance but most vendors will agree a mutually convenient time/date for further viewingsWould it be acceptable to request a final viewing prior to exchange?
Has it occurred to you that as they were eldlerly they may have had misgivings about allowing a stranger to wander unaccompanied around what was still their home? Regardless of the fact that you were a potential buyer who had visited a couple of times previously , they presumably did not know you.When I bought this house, I only came 3 times in all, but the elderly couple I bought from never left me alone to look around
When selling, I show potential buyers around and then withdraw for a short while so they can linger but not all vendors will feel comfortable doing so.
Someone standing in a room doesn't really prevent you from working out where you will put your DFS sofa.... and with their 2 really large bodies going into rooms before me, I never really got a clear view of rooms & be able to see how I might want to furnish and arrange them after decoration.

That's the main purpose of any extra viewings really .. checking for any real flaws/issues that need further clarification that may have been missed at earlier viewings. Some potential buyers do become PITAs, forgetting that the vendor, whilst obviously wanting to sell, does have work and family commitments of their own.Our solicitor advised us to view again before exchange. It's likely the biggest financial commitment you'll ever make and you should take every precaution!
As not123 says, the way the buyer approaches the vendor can make a huge difference.0 -
I would never buy without viewing a day before exchange ever again. The previous owners of our current house left it absolutely filthy, obviously hadn't cleaned at all between our last viewing and them leaving. Also a number of minor bits which weren't like it when we viewed or had the survey done appeared but since they only have to hand it over in the state it was in at exchange we couldn't do anything about it.
In the future I'd always view the day before exchange so I know exactly how I'm getting it and if it's as dirty as this house was I'd tell them they need to do a bit of cleaning before I'm willing to exchange.0
