Final viewing before exchange?

Would it be acceptable to request a final viewing prior to exchange?

Background:

Viewed the house twice, placed an offer, offer accepted on April 4th. We then went round 2 weeks later to measure up and what not, and haven't been back since. So basically haven't viewed the house for 8wks+.

Would it be acceptable to request a final viewing prior to exchange next week? We basically want to refresh our memories on the property to allow us to buy the final bits & bobs.

    We have done exactly that - agent expected us to want to look again. Especially as the tenants have now left :D

    Our agents made us feel it's the norm to view a few times - after all it's not a cheap purchase!

    Our solicitor advised us to view again before exchange. It's likely the biggest financial commitment you'll ever make and you should take every precaution!

    You should really feel free to view as often as you wish within reason now you have exchanged.

    When I bought this house, I only came 3 times in all, but the elderly couple I bought from never left me alone to look around and with their 2 really large bodies going into rooms before me, I never really got a clear view of rooms & be able to see how I might want to furnish and arrange them after decoration.

    I've always thought its' best to allow buyers to have as many viewings as they feel it's necessary and invited them to do so. And Now I'm selling this house I've encouraged my buyer to come to look around and measure up whenever she wants, obviously going via ea to make arrangements.

    It's very hard to remember quite what a property looks like if you just have 2 or 3 quick views, then perhaps a gap of a couple of months or more before completion, when you finally get to properly see the house you've purchased for the first time.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Entirely reasonable. You wouldn't buy a horse without looking at the teeth (or is that the tail?). I even once took a builder up on to the flat roof of a 3-storey property I was buying, after a couple of views of the interior, to check for its potential to reinstate the original pitched roof. Not great news for the vendor- his advice prompted me to withdraw from the sale.

    The sellers we bought from must have thought that I was a real pain in the aris as I went to the house many times for measurements etc.....

    Get in there and do what you need to do. It's going to be your home!!! :D

    In our case, we wanted to make absolutely sure that the immobile ten tonne lorry, which we were promised would be removed, had really left the premises! :rotfl:
  • In my opinion, when you're parting with that much money you have every right to request another viewing. And to be honest, anyone who is in the lucky position to be about to exchange on a sale should be happy to accomodate. I've been through the process several times over the years and i have always co-operated with my buyers.

    I am driving the estate agent mad with viewings on a place I am buying that's currently empty. But it's his job....and he is taking it with a smile so far

    The story about how we managed to get our house:
    Property found on the internet; EA contacted; viewing made; making an offer which was accepted - and then "normal" buying process..... We found out (just before completion) that we "gazumped"... The reason why we "were chosen" rather than the other person interested in the property (and who even offered more than us) is the his 2nd viewing was shortly after seller came back from night shift. This person brought whole family and spent about 2 hours in the house by measuring all rooms and trying to find out if his furniture will fit in...The seller spent these 2 hours in the garden, tired and sleepy.
    I would suggest to be as flexible as possible (we had to change our viewing couple of times - due to the nature of seller's job, and "lost" few days holiys). Be polite and if you are really interested in buying bring some small "present" (we bought bunch of flowers and chocolate for the seller/lady widower). Looks like it worked magic.
    In total - we had 2 viewings..
