Good grief, what terrible photos! Not surprised anyone has wanted to view. Apart from looking dark and dismal there don't seem to be any redeeming features or any attempts to make it even slightly appealing.
Sorry, but you need to start again with your marketing, but def. starting with an interior clear-out, re-paint (?) and make-over.0 -
There are quite a few other 1 beds flats on as direct competitors to you at or close to 65k BUT looking at the sold prices info on rightmove there is practically nothing listed in that price range in the 1/4 mile vicinity of your flat as having sold recently.
What has sold in 2011 is the slightly more expensive stuff which I assume are the houses/maisonettes so it looks to me there is simply no market for a 1 bed in that part of Brum - people pay a few £000 more a get a house
As most of your competitors at 65K are shared ownership i can understand why the EA has emphasised that yours isn't ,but at the end of the day it appears no one wants a 1 bed - shared or not0 -
Photos are terrible. Take them again in the daytime.
Specifically
No. 2 - Tidy away the clutter, tidy the bookshelves and switch the telly off
3 - Tidy the clutter from the tops of units, take away the oven gloves and bin
4 & 5 - Declutter. What on earth makes you think that a tray of dishes on top of the drainer would be appealling to buyers?
6 - Don't photograph the doorframes
7 - Take away the clutter (you can see it in the mirror) and the bin
8 & 9 - Take away the clutter - the shampoo, the shower gels, the things hanging over the shower curtain rail, the cleaning products below the basin. And for goodness' sake, put the lid of the WC down! Why would anyone be attracted to, or want to see, the inside of your toilet bowl?
10 - Are the handbags on the door handle meant to be an appealling feature?
Most of the work involved in getting good photos of your property isn't photography-related. If you do a good job of presenting the place, it should just be a case of the EA or photographer walking in and going 'click' ...
I am no expert, and I agree about taking the photos in daytime, but do you really think that hiding the shower gel, etc makes a difference?0 -
I agree with Googler, clear the clutter and take the photos in daylight, it will make the entire apartment seem more welcoming, lighter and larger - at the moment it looks quite claustrophobic. Clutter makes the space look smaller and distracts the viewer, it really does make a difference if you hide stuff like shower gel. Or, if you must have it out make sure it's luxury brands arranged neatly. Think minimalist.
In addition to Googler's comments, turn off the tv in pic 2; neaten the cushions in pic 3! Get a better picture of the bedroom (you can't see the space available) for pic 6? Pic 8 - it looks like the drawer/cupboard is broken (bottom left of the picture), drew my eye immediately.
For the information, there seemed very little info about the aprtment itself, maybe a slightly more traditional write up would make people feel more comfortable and willing to view.0 -
All pics have a very nasty yellow tint. If the walls are magnolia they don't look it - get some nice bright photos for a start...0

Yes, yes, yes!
Clutter makes the place look smaller and as if there is no or inadequate storage. Also buyers need to be able to imagine themselves in the property, and it is more difficult to do when someone else's personal items are in view.
Must be the one of the worst set of photo's I have seen. Your EA should be ashamed of themselves. Photo's need to be taken at the very least in daylight, and preferably on a sunny day.
I would paint over the dark wall in the bedroom. The dark colour closes the room in. Some will love it, but some will hate it. You need to appeal to as many as possible, and that means magnolia or similar. You can then accessorise to bring in some colour with cushions etc.
Also make sure the flat is spotlessly clean when you show people round.
Have a look at listings for new build flats for some more ideas on presentation.
Some may swear by vases of twigs, Laurel and Hardy figures or wooden words such as 'Bath' in the bathroom to sell your property but I am not convinced

Above flat is far more appealing as it has seperate kitchen and is more spacious.
New builds are shoeboxs really and people are waking up to the fact. Would a buy to let landlord take it on?
I would be asking the estate agent if he has any landlords who may be interested.
Agree that photos dont do it any justice what is the service charge like could this have a bearing on why people are not interested0 -
Have to agree with googler and others as the first thing that struck me is the clutter, especially in the kitchen area. Get rid of everything on show that is not necessary, so it looks lovely and clear and spacious. Give stuff to a pal to look after if necessary should you not have anywhere to store it.
The photos truly are awful and make the flat look dreadfully dingy and very gloomy. The ea who took those pics should be taken out to the back of your block and shot.
People are attracted to light, and spacious feeling properties and an ea should know how to make the property look as good as it can when taking pics. Get them back to do a proper job and if they can't do that, ditch them asap in favour of somebody who can.
Also your living/kitchen area looked very beige and grey. Quite uninspiring. A nice splash of colour would do your flat a big favour.
How about moving those shelves from the middle of the room over to a corner and investing in a cheap electric fire to give the room a focal point and a create a cosy feeling room? And tidy up those cushions on the sofa and add a splash of colour by putting new ones in the place of the drab looking ones.
It wouldn't take a lot to get your flat looking like the kind of place a singleton or a couple could imagine themselves living.

I have to say i agree about the photos - they are some of the worst i have seen . Great if you are trying to sell a tv and lightshade but not a flat!
If your EA won't take any more so it yourself in daylight and email them.
It may not be the price because as soon I gave up after 2 photos which is probably what your potential buyers are doing0
