    If things are that bad, it maybe very hard for them to sell, it could take months for them to find someone willing to move next to asbo-central, plus any buyer may knock them down so they'd have problems proceeding because of funds.

    Besides if you took the offer I'd feel very bad for the people you've essentially made a deal with already.
  • I wonder if they will inform prospective buyers of their neighbourly problems? They obviously didnt carry out their research before they bought the property and probably bought it because it was cheap. Yes you are right to sympathise with their predicament, especially if they are decent people, but you cannot let it interfere with your sale. They could offer a higher amount but on the other hand could easily pull out and buy somewhere else. The old saying - a bird in the hand! etc comes to mind. Good luck.

    To re-iterate what everyone else has said......you cannot take other peoples' problems on board....you'd have a nervous breakdown!

    You cannot put a complete stranger's family before your own.

    Help the FTBers by accepting their offer. If you have accepted it subject to survey, then I feel it would be morally (not legally, though) be wrong to go back on what you have agreed.

    I am not a nasty person, but I have to say "would this family do the same for you if the boot was on the other foot?"

    The answer would in all likelihood be "No". That's how things are.

    Hope you feel better about it soon......everyone who has responded seems to be saying the same sort of thing.....

    I've just put in an offer on a house, and had it accepted. I've been assured that it's been taken off the market, but if i found out they were still showing people round i'd be dead upset...

    Yes, there is that. The issue would not have arisen if further viewings had been stopped after the FTBers offer.

    I believe she should still show people around on the understanding that there is an accepted offer subject to survey . It is then the choice of the buyer if they would like to look or not. The FTB may pull out after a survey or she may get a higher offer from someone proceedable.

    I know its nice to think we would all honour the first offer accepted but nothing is binding until contracts are signed and if someone offers £5k more would you turn it down?

    If your offer has been accepted you can make it subject to the house being withdraw from market.

    When we sold our last house we had 2 of the issues raised - We had an offer of the full asking price but the buyer wasn't proceedable. Our idiot agent told us to take the offer and wait - this wasted 6 weeks and then the buyer withdrew. It also cost the agent some of his commission;) Yes we were idiots for listening to him but you live and learn!

    Also when we accepted an offer from the proceedable buyer we withdrew the house from the market. Unfortunately the house still went in the paper and our neighbour came round and offered £5k more and was a cash buyer.
    In the end we went with the original buyer but they matched the neighbours offer. I was not in the position where I could walk away from £5k!

    I think the OP is trying justify her feeling that she should accept a higher bid (if it comes) from the couple with the baby!

    If the FTB was accepted first, you should stick with that. You must have been happy with that bid, because you accepted it.


    However, do ensure that the survey is carried out very soon -this will show the FTB is serious.

    Hi There,

    I was quite willing to take my house off the market when the FTB put in an offer, but, the estate agent said I should keep it on the market, still have viewers, and tell them I have been made a verbal offer. I thought this was the norm.

    Thank you everyone for your replies.

    The couple who came to see my house last night made an offer £1500 over what the FTB made. I didnt accept it, ive still kept to my "promise" with the FTB.

    I just feel really bad for them. I spoke to my neighbour this morning to tell her that my house has been sold subject to survey, and I was telling her about the couple from last night. She knows the area they are coming from, and said no one in their right mind would buy a house there.
    She also knows this couple neighbour (the one they have been having problems with), and she said she is a nice woman, but, has had a very hard life, (son murdered, her and hubbie couldnt cope, so they split up).

    Anyway, I really hope this couple get their house sold soon, and can I just say, I didnt go back to the FTB and tyr to get them to increase their offer, I just left it at the original amount they offered me (just incase anyone was wondering)
