    Although I agree with lovelyjoolz in essence (the waiting to spook youinto offering more bit) there is also the point that you really like the property and don't want to lose it.

    Instead of suddenly bringing out the drop the offer aspect, it might be worth using the vendor's week of reflection to look at other properties with the same agent, citing that as you hadn't heard back you were looking at other options.

    When the vendor gets back to you you might then be able to say that you have seen other, more reasonably priced properties and see what they say when they are faced with losing you. It might achieve the same end without making you look antagonistic and difficult.

    At the end of the day you want this house and you seem prepared to pay any price for it. That's your choice and it might mean more to get the hosue you really want than to get a bargain. That's a personal choice.

    Thanks for your comments, this is more in line with how we feel about the house and how we'd like to proceed.
    We'd actually thought about asking the EA to view other properties - the problem is that they do not have anything suitable!

    does it have to be suitable? as long as it is roughly same price or cheaper and same number bedrooms it serves the same purpose

    Yes, its okay to bid, one bid at a time on multiple houses. You need to wait for one offer to be turned down before upping your bid on another house though - i.e. you can't bid simultaneously on multiple houses as you might get more than one acceptance.

    It's quite normal to do that. At the end of the day, you want the best price for the house you're going to buy. :)
