    I see. Well I guess if you don't think it's going to happen then it doesn't hurt to have a back up plan. I wouldn't offer on others though unless you are prepared to pull out of the original house.

    What have they done to cause your doubts?

    Well, actually she hasn't accepted our offer yet :o hahaha
    This is the situation:
    The house we're interested in is on for 190k. A house down the road was on for 160k, but this one fits our needs much better, so we put a cheeky offer for 165k. It was rejected and the EA said she prob wanted to get around 180k (she'd accepted 180k previously and the sale didn't go through). We increased it to 170k hoping she'd meet us half way at 175k, but she rejected it again and said she wanted closer to 180k.
    We did a bit more research and found out that similar houses sold at 170-180k and that there aren't many on the market at the moment, so we offered 175k, again hoping for some negotiation, but she rejected it and said she now wanted 185k!:mad:
    After much discussion, believe it or not, we called the EA again and offered 180k, our very maximum and what she originally said she wanted. This was a week ago, I talked to the EA yesterday and they said she is still 'considering' the offer :think:
    Don't know, I have the feeling she actually doesn't want to sell, or we're just being gazumped?
    So,in the 'meantime' we obviously keep looking and viewing (2 on Sat), but I was wondering what might happen if I get a call from the agent tomorrow saying that she accepted.

    Ok well this is a different situation altogether. If your offer hasn't been accepted then you should keep looking. If nothing else it will help you make up your mind what the final offer should be on the house you like. It does sound a little like your vendor is pushing you hard.

    Depends how much you want it. I would have gone to 175 and made it my final offer and stuck to it. She is playing silly !!!!!!s - I would revise your offer back down to 175 again.

    Until contracts are exchanged no one is legally bound.

    If I was a buyer I might well continue to view (and offer) although this is unlikely unless I was a commercial buyer.

    If I was a seller I would allow new viewings, not necessarily to get a better offer but rather as an insurance against my buyer pulling out.

    You sound like a FTB'er so make sure they know this. All the cards are in your hand and you have no need to make rash decisions when you can keep looking and might find something better.

    I know, but we've been looking and there's not that much on offer, and the ones that have all what we need are in fact more expensive...

    Say whatever you like, it's your offer and it hasn't yet been accepted! You could tell them that during the past week you have reconsidered and believe the house to be worth no more than £175 so you are withdrawing the offer of £180, but leaving the £175 offer on the table.

    Of course they are just going to keep coming back and rejecting if you imediately up your offer everytime. They'd be mad not to. I suspect that they have sat on your offer for a week in an attempt to spook you into upping your offer again.

    Reduce your offer to £175 (but put a timeframe on it, say a week) and then arrange a few viewings with the same agent who is dealing with this one. I expect you'll hear back from them pretty sharpish.

    I see, but I still don't get how that is going to work in my favor - won't she she just say "nope, I want 180k" and I'll just not get the house??

    But the thing is that even at say 185k,I think that it wouldn't too bad for us - it wouldn't be a bargain of course, but we'll be getting what we want at an ok-ish price.

    In today's buyers market, rather than loads of people bidding for a house and gazzumping, you have it the other way with too many people putting an offer on a house to 'reserve it' and get it off market and then go looking for better houses.

    This is morally wrong as it gets the sellers house off the market and you can really change their life in a negative way if you string them along especially in the peak market time by taking their property off the market and then going elsewhere.

    Instead make sure you have a second viewing with family to make sure it ticks the right boxes.

    Most estate agents will want your solicitor details and reserve to sell the property to someone else if you haven't had a mortgage valuation within 3 weeks - that way they know you're not really serious.
