No idea why you've decided to sit on your high horse of superiority but quite frankly if you've got the time to write about every minor issue that has no importance in your life (a third shower that we had never used) then you have my sympathies.
You're the person who has come on this forum to get justification for doing the wrong thing so perhaps you should be a little more respectful!
You are planning to not pay the last months rent that you owe! The landlord doesn't have your deposit, it's your money and held in a deposit scheme to protect it for you. The landlord can't access it until after the tenancy ends and until you agree for it to be released. So you will be in arrears for the last month. If it's not protected then you really should have dealt with that before now.
If you're worried about unauthorised viewings then put it in writing when you are happy to accept viewings, state you do not agree to viewings without you present, and change the barrel of the lock if you really feel the LL won't stick to this.Don't listen to me, I'm no expert!0 -

As for the flooring I never asked for this to be replaced but Comet contacted me to get the landlords contact details but all correspondence was done between them as Comet wouldn't deal with me.
I think you are being most unfair.b&t has posted 2ce, making suggestions and asking you for (reasonable) clarification (ie whether you know if your deposit is registered.)
If you post asking for advice on a public forum, you will get all sorts of answers. Some will be helpful, some not. Some correct, some not. Some polite, some not.
b&t is a regular respondant to queries, and gives good advice. Like my own, occassionally posts can appear brusk, but they are meant to be helpful, and certainly in this case they are relevant to your situation.
You have to take the rough with the smooth and just use the advice you consider helpful/accurate.

I know, thats not what I meant!
OP getting uptight is because no one yet has told them they are doing the right thing in following their idea to not pay! Seen this so many times - a poster asks a question, gets told they are wrong, then gets stroppy with the replies.
No doubt if someone does come along and tells OP they are correct in not paying their rent and pats them on the back for their excellent idea, OP will be happy! As no one has, OP getting a hissyfit with people like B&T, who have countered their suggestion!
People cherry pick the answers they want to hear, whether the advice is good (or more importantly correct) or not ...0 -

If I have misunderstood the implications of B&T's response then I apologise to him. As far as I read it he was simply having a dig at why i hadn't been as clever as he would have been by writing to the landlord to get the shower fixed then filing that request. Though I still feel the response was made in a slightly know-it-all manner I accept that a lack of vias in text speak can sometimes be misconstrued.
With regards to morale validation I am not looking for that Werdnal. I was merely asking about the potential ramifications of such an action which GM, Yorkie and ironically B&T helped with in the early responses to this thread before it went completely off topic0 -
What I said in my post to you about the shower was guiding you towards what the landlord's response might be if you hadn't put your observation to them in writing about it. It seems I was trying to be altogether too oblique.
Have you checked yet whether your deposit has been protected or not? Was there a dual-signed inventory at the start of your tenancy? Do you have any documentation about the landlord getting compensation for the damaged flooring?
I don't normally suggest that tenants not pay their last month's rent but in some circumstances it's the only sensible option. Still, the original issue about access for viewings should really be dealt with separately as it has nothing to do with the rent or the deposit.0 -
Well like I said B&T i apologise if I read into your comment something that wasn't there.
With regards to repairs he doesnt actually get involved himself. He owns 23 houses on what is quite a large estate of new builds so has one of his tenants do all the maintenance for what I presume is a cheaper rent. He asks you to refer all repairs and maintenance direct to this person.
Yes there was a dual signed inventory but I didn't get any documentation regarding the damaged floor as they dealt direct with the landlord (the only reason I know the amount is because it was based on a quote I got for him).
I don't yet know about my deposit being protected or not and while yes I fully appreciate that the access and the deposit are two completely different matters, but I only became slightly concerned after someone who has been perfectly pleasant and reasonable for 3 and a half years tenancy, suddenly became unreasonable and rather aggressive with his demands as soon as he knew I was moving out so no longer a paying customer to keep sweet.0 -
If you dont pay your last months rent you will be in arrears when you move out and your Landlord can take you to court for unpaid rent.
He/she could have a CCJ registered against you !
Now try a get a loan, mobile phone contract, mortgage, finance for a new sofa with a CCJ.
Check with the 3 deposit protection companies now to see if your deposit is protected0 -
OP, pay your rent and change your locks, only let the landlord show the house at a time that suits you. If your deposit is secured then you shouldnt have any problems unless you spoil for a fight and withold your rentBe Alert..........Britain needs lerts.0
