    If you're thinking of living there (as opposed to buying to let), go and view during the week as well as at the weekend. The roads are a complete nightmare. There is a busy sixth-form college, and a couple of mosques as well, as well as all of the houses, and the roads really weren't built for so much traffic.
  • Hello - just seen this.

    I was the original vendor (my other half had something to do with it as well) of the property in question having, as Lavendyr rightly suggested, bought at the height of the boom.

    We made the mistake of believing the estate agent's marketing pitch and overpriced it when first putting it on the market. We eventually part-exchanged for a newbuild so the massive drop in price is the builder's work - nothing to do with us now.

    The street in general it gets very busy and not just during the day as the college likes to host lots of evening events without informing residents and, as there is no parking for residents, this can be quite wearisome.

    People on the street are nice enough but it is not in the best area and there was a significant downturn during the early part of this year due to crime and antisocial behaviour. There is decent community support though.

    The whole area is in need of some investment but bits are happening here and there so, although it's not great at the moment, it will improve over time.

    Feel free to tell me where to go but I was wondering where the 64k stands in reflection of what the new build company gave you, as I say obv feel free to tell me to do one with this? (is the revised price decent value?!)

    You say crime and anti-social behaviour - was this on the road or the area?

  • It was on at £87k for quite a while (I think we had one or two viewings in almost a year). We sold it to the builders for £72k and they're marketing it at the current price. It's possible they'll shift slightly on it as there is a fair bit of cosmetic work required and they'll just want to get rid.

    We lived there for 5 years and for the first 4 there were no problems at all. The area is far from the best but it's not too bad if you know where to look out for.

    During the last year there were some issues with kids / teenagers doing the threatening behaviour type stuff that gets in the papers. Our shed was also broken into several times and two bikes nicked (one recovered the same day) BUT we were probably targeted because I have a couple of posh bikes (kept in the house) that they had spotted.

    A lad down the street moved due the problems he was having as a personal target of one of the gangs but others have lived there for a few years and intend to stay a while longer. The college security also keeps and eye out when they can. Apparently there have been a couple of changes within the local gangs that has led to an increase in certain crimes.

    That said, the police / PSCOs are really good and highly visible. And it is really handy for the centre of Preston.

    I'm sorry there's quite a bit of negative stuff in there. There are a couple of folk on the street who will look after / look out for everyone, which is nice.
