    I am no expert in property but have lived in many types of homes, in many locations and can only talk from experience.

    aah yes, the "gushers" - they're the worst! We had some literally tripping over their dropped jaws saying how beautiful the house was blah, blah, blah - ended up being time wasters.

    Couple of weeks ago our house went on the market on the weds, on the net on the thurs and we had 7 viewings on the sun. First couple through the door spent about 10 mins looking round then offered us full asking price straightaway. We didn't accept or decline the offer as we didn't like to cancel the other viewers. They all came and went and on the tues we got the official offer made and we accepted immediately. On the tues nite a couple knocked on the door who had viewed on the sunday and put in a matching offer. I declined saying we had already accepted an offer, they came back later with another offer for 2K more. We declined that too.

    interesting to see how other people have got on, we had about 7 viewers on our house (actually posted the rightmove details on this forum because i wasnt getting any offers and thought we were doing something wrong) anyway the last viewers were first time buyers, both seemed keen but my wife heard via the EA that the lads father was loaded, and I wondered why if he was so loaded why he would want our little house, had a second viewing and then didnt here anythign back. then four days later an offer, I said no because it was 23k under our price, then nothing for 3 days, and they up'd the offer by 4k, and again all went quiet for 6 days, thought that they weren't serious even told the EA not to bother accepting any offers below 295K from them because i was getting fed up saying no, and then someone else was interested and offered slightly under our price which when I phonned the EA to accept that offer and he said hold your horses the FTB's have up'd there offer to 295k which is want we wanted in the first place.

    i just got the feeling that they were playing a game and had no real interest in it, so you can never tell.

    When we view our house I *knew* the moment I walked though the door we'd live there, I loved it, I'd like to think I wasn't gushy just polite, we asked lots of questions and the vendor was really sweet and positive, told us she'd accept 5K under the asking price for a quick sale, in my mind I knew we'd offer 2k under before we'd even left.

    We walked to the EA straight after and offered straight away, the vendor had other viewings that day - it was a sunday so we didn't expect to hear anything that day but we had a call at 1pm to say she'd accepted.

    With selling our flat we only did one viewing and I thought the person would offer but she didn't, the EA did the viewing of our eventual buyer he viewed on the thursday and offere the following tuesday.

    We saw him in the EA's with the mortgage advisor and we were with the EA, he mortgage man asked him what the vendors position was and we heard him say I don't know, needless to say our EA looked a little sheepish and I was almost hysterical!
    House purchase completed 6th December whole process took 4 months.

    Hang in there everyone it is worth it
