How keen where your buyers

I had a first time buyer call today for second viewing, she viewed at 4pm last night too. She seems really positive asking what im leaving, and sitting in car for like 15 minutes afterwards. How interested where the people who bought your house, was it a quick five minutes or a long half hour lots of questions etc. Is there any obvious things to watch out for. Its our first viewing since we put it on the market and Ive got itchy feet waiting for a response. lol
I hope that my child, looking back on today
Will remember a mother who had time to play;
Because children grow up while you're not looking,
There are years ahead for cleaning and cooking.
So, quiet now cobwebs, dust go to sleep.
I'm nursing my baby, and babies don't keep.

    Ive just bought a property and I only viewed it for 5 mins max and I only asked one or two questions. But I was really keen and put an offer in the 2 days later

    we viewed about 6 properties, studies them all hard and asked lots of questions..and as FTB..we put in offers about 10k below the asking price on all of them at the same time but the estate agent said we couldn't do that..so we narrowed it down to 3 instead..!! we did it cos the house prices were just ridiculous prices and thought this action would make the buyers would see some sense..!! :dance: ..i know it doesn't help ur situation..but i don't think that if they don't put a offer in within 3 days, then i would give up hope!!

    I don't think you can draw any conclusions from time spent or comments made at viewings by buyers - people are naturally reluctant to be entirely honest about what they think through embarrassment and being polite (although some buyers can be positively rude to the point of being obnoxious with comments).

    Most people spend more time checking out details of a new TV or car than they do investigating what will be the biggest purchase of their life...!

    I would say that most buyers will probably put an offer in for the house they fall for fairly quickly - within 24 hours certainly.

    Don't get your hopes up - expect to offer a lot of viewings as that is part of the process of finding the right buyer. Keep positive, be prepared to adapt your marketing and keep driving forward, it will happen.

  • Don't give up hope yet, my (cash) buyer waited 4 days before putting an offer in at the asking price!! She was in the flat for only 5 minutes.

    I was the opposite, I knew my house was 'the one' the minute I walked in and put an offer in the same day.

    When I've sold a house, I can honestly say I've never had a second viewing that hasn't resulted in an offer. Not necessarily a sale though!

    When I'm buying though, I sometimes don't make offers after second viewings, but I think I'm a different kind of buyer! :P

    I've just had an offer, which I will probably accept, on my flat. The buyers were two very different people - a young couple - FTB'ers.

    The girl was positively gushing all the way around the flat, she made her thoughts on it very clear. Her bloke, though, was just like courtjester says: rude to the point of being obnoxious. He behaved as if he'd rather be anywhere but in my flat. I was astonished when their offer came in yesterday - after just the one (and fairly negative at that, I thought) viewing. They viewed on Thursday and put the offer in Tuesday...

    As a buyer, I view a property two or three times before offering. I'm a nightmare - I drag my parents along for their opinion on a second viewing and only once a more level headed approach has occurred (ie viewing with their head and not with my heart!) will I actually consider putting an offer in.

    when we sold last year, we were almost convinced we'd receive a offer from this young couple who were currently renting. They viewed twice, asked loads of questions, spent ages looking around - then nothing further heard :confused: it was as if they'd vanished off the planet.

    Our offer came from a FTB who on his first offer, spent about 5 minutes looking around and on the second visit he sent his father and uncle who again only spent a few minutes looking around - no questions either. The offer came in that afternoon.

    I don't think you can make any assumptions these days. It always seems to be the ones who are less interested that make the offers

    When I was looking for a flat, I found that I asked the most questions about the flats I was interested least. It was like "I'm not sure about this flat, so I'm going to illicit more information to see if I like it more".

    The flat I eventually bought was the one I *knew* was for me. I had a checklist of requirements, and the flat ticked every one. I had a look around for ten mins and put an offer in on the spot at asking price.

    Hmm. This is about as sophisticated as my amateur psychology gets!

    Hah - this is so true. It's always the woman who makes the decision.
