If any buyer asked me to cap chimneys I'm afraid my response would be to do it yourself! I think this would be a very unreasonable request & isn't the sort of thing one would expect a vendor to have done prior to sale. It isn't an essential element of a property.
Where he has written no idea, well the standard answer in such cases would be don't know, so really it's the same difference.
I think you are worrying unnecessarily. It's possibly the first time vendor has ever sold, so has no experience in filling out the f&f and property info question forms for sellers.The bigger the bargain, the better I feel.
I should mention that there's only one of me, don't confuse me with others of the same name.0 -
If it is this much of a concern either back out or ask your solicitor about a retention in case of damage.
I would class an aerial as a fixture, the fact he has put buy your own shows what mental state they are in. The same for door furniture, light fittings, light switches, plug sockets, boiler.
You may think I am being silly with that lists but people who aren't happy with the price they have got will do silly things, they will remove anything and everything even if it is nailed fixed down and by definition a fixture and fitting.0 -

TV aerial not really worth anything in this day & age ... I wouldn't want one on my roof! .... As for everything else, hopefully he just thinks he's being funny and is just coming across wrong. If you like the house enough, don't worry too much and deal with any issue when/IF!! it arises!0

When i started looking for my first property I was thinking of buying something distressed and doing it up. You wouldn't believe some of the stuff I saw. One that sticks in the mind was a house that had been repossesed. The ex-owner had gone through and took everything he/she could. One side of the roof was missing (valuable yorkshire stone), the whole central heating system had been removed (including pipes) and they'd even taken some of the carpets. What goes through some people's minds is beyond me.0 -

Very true........last year DH went to collect an internet auction item we'd won. There was a clue in the listing whereby the seller hinted he was getting rid of *stuff* before the bank got their hands on it.......but this didn't prepare DH for the sight that greeted him when he reached the flat - the top floor of a four-storey Victorian conversion - not only had all the fixtures been ripped out, but also the floorboards had been removed :eek: He had to carefully navigate his way across bare joists to get in........when DH told me I recollected previously looking at the seller's other auction items and seeing lots of lengths of timber - the missing floorboards!Mortgage-free for fourteen years!

i don't know whether to be impressed or appalled!? i guess it's become more prevelant as more and more people have lost their jobs in the current climate. makes for an amusing anecdote however!0 -
Their obviously gonna gut the place due to accepting an offer they were'nt happy with.At the end of the day there aint much you can do.
Have had this happen, for the same reason (accepted price they weren't really happy with). Just think of it as you've saved enough to be able to have all new fixtures and fittings rather than paying for the previous owner's ones

Survey's been done, and there's not much in it that we didn't expect. We're planning on doing a lot of work to it - new kitchen, bathroom, rip up the laminate floors, and rewiring, particularly as the vendor has done his own bodge job electrics. As for the price, the valuation came in spot on, so he should direct his ire at his EA, since they're the ones who got his hopes up with an unrealistic valuation.
I couldn't care less about TV aerials etc. He can keep his stupid Sky dish. I don't even own a TV.!I just thought it was weird of him to put all these rude amendments into a fairly standard document.
He does seem pretty clueless. He did the f&f form 4 weeks ago but I only got it yesterday. The reason? His solicitor stopped work because the vendor hadn't paid him. The vendor told him that he'd pay on completion.
