11th/6/12. I did say it's wrong as we moved in 29/6/09 but even council said it's ok. And they don't seem to fussed about the rent sheet.

I'm only writing down what it says - I don't under it either tbh I'm number
    dyslectic anyway.

Yes she wants £360 by the 7th/6/12.

    Tenancy start date 29/6/09
    Rent pcm £450
    Amount expected so far £9,251.00
    Amount paid so far £9,691.76
Are these your figures, or the landlady's? because as you can see from my maths above, they are nowhere near accurate.

OK, so you've agreed an end date for the tenancy (11 june) that makes the final month 14 days instead of a full month.

    So June's rent is 450 * 12 / 365 = £14.79 per day * 14 days = £207.12 instead of £450.

But that is still far more than
    Amount expected so far £9,251.00

Landlord figures. I just pay her. I couldn't risk losing the house. I only question it now because she said she'll tell my new landlords I'm in arrears and they have stated if I'm in arrears they won't accept me. I haven't signed anything yet. I can't understand why she's doing this - she issued by notice, surely it'll be easier to let me go rather than pay £120+ for a possession order...it's not like I trash the place. I'm the best tenant she had.

    In post 3 you said:
    Yes I have records.
So how much do YOU think you've paid in rent?
And is it the same as SHE thinks you owe (£9251) or the same as I think you owe (£15,957.12)?

    Or something else?

Well the council looked at the rent sheet and never said anything so I dunno what to think. It says here I've paid her £9,691.76p so far which is more than her £9,251.00. You think I owe 15 grand? How? Wish I was better at maths oh lordy! So you saying I might well owe 15,000 whatever?

... You think I owe 15 grand? How?

    In year one, from 29/6/09 to 28/6/10 you owed 450 * 12 = £5400
    In year two from 29/6/10 to 28/6/11 you owed 450 * 12 = £5400
    In year three, from 29/6/11 to 28/6/12 you owe 450 * 12 = £5400

    £5400 * 3 years = £16,200

However as the final month is 14 days ony = £207.12 instead of £450.

    So 16,200 - 450 + 207.12 = £15,957.12

I wonder how she got that figure then as yours is correct? I've always paid the rent, never late. In fact I pay her slightly more sometimes. I'll have to have a word with her it seems - she does everything with Spreadsheet Excel or whatever it's called so the PC does it automatically. Great now things are more twisted haha.

. I got told that what it was at the beginning but now she's saying it was first months rent in advance (I paid 29/6 then she had a lump sum off the council come the 29/8 which was backdated money).

So you paid 29/6 - 28/7, then she wasn't paid again until 29/8. If she was only paid 1 month here, then you have always been paying it in arrears, so will owe from 29/05 - 11/06, which is 14 days, which is £207 as stated above. If she was paid 2 months at this point, then she would owe you from 12/06 - 28/06, which is 17 days, which is £251.00.

It was two months she was paid. :)

So when you paid her last week, how much did you pay her, and for what dates?
