    You could tell them there's a cesspool rather than mains drains , and that it gets emptied on a monthly basis. Hopefully they'll then ask how much it costs and who pays, so you can the answer their question...

    It isnt your responsibility to re-let the flat! You are already doing the LL a favour by doing the viewings.

    I would have a list of basic costs, CT, elec, gas and then have this to add. For some people the extra £100 a month could cripple them.

    I would say something like...... You know I nearly did not take this house when the letting agent told me about the cesspit.... do you want a look at it?
