Should we tell?

Hi Guys

We have handed in notice at our current property, and will probably end up doing the viewings.

The property has a cesspool which costs between £65.00 -95.00 per month to empty.

We were only told about this after we had agreed to take the property, paid the depsosits, and handed in our notice. Our neighbours were only informed on the day they went in to sign the contract.

Should we inform prospective tenants about the cesspool, or only mention if it they ask about the utiliy bills?

My only concern about mentioning the cesspool is if tenants go back to LA and LL hears that we have been telling people, she might get funny about our deposit? And I am not sure if she has given us a reference for our new place yet?

Any thoughts????

    If you think you ought to tell then do so. The LL landlord can not withhold deposit for you giving out correct and useful information.

    I think you should tell them. We're in rented and had we been told certain things we would have never moved in. We're seeing out our notice and are telling the viewers the things we wish we had been told.

    The LA can't deduct money from your deposit for this!
    Turning our clutter to top up our house deposit: £3000/£303.05 we're on our way!

    I know the LL "can't" deduct money from our deposit, but this might not stop her trying!

    We will take photographs when we move out, and make sure the property is spotless, but I don't particularly trust our current LL!

    If you're happy that there should be no reason for the LL to deduct anything then I'd mention it, especially if they ask about the utility bills.

    Is there any way you could "accidentally" get them to ask you? at least then they've asked you and you've told them the truth rather than you appearing to be purposefully putting people off going for it.

    It is not your job to do viewings, but if you ARE going to, then it is only fair to prospective tenants that you are honest with them.

    tell them.

    If the LL wants to hide certain costs, he should do his own dirty work!

    Hi GM thanks for your reply, I know we don't have to do the viewings (or even allow them), but we are not over keen on the LA our LL uses, so to avoid the LA coming round we are happy to do the viewings ourselves.

    I think I will let all prospective tenants know about the cesspool, as it is unfair to dump this on someone at the last moment, at least then they can make an informed decision

    yes i think that is the right decision.

    you could list all the approximate monthly costs to viewers, and include the cess costs as part of your overall spiel, so as not to look like you are intentionally putting them off...

    Very funny!! :rotfl:

    We can joke about it now that we are moving, but at the time when we were paying £100.00 a month (bearing in mind the bill is split equally between 3 properties regardless of how much water each property puts in) we did not see a funny side at all!!

    My OH tried to time his daily visit, so that he had it at work!!

    On the plus side we are now amazing water savers!!

    If I want a hot/warm sink of water, I boil the kettle instead of leaving the tap to run hot!! How sad am I???
