Want to offer but not sold my own house yet

Hi - we had a 2nd viewing on a property we love and ticks 95% of our boxes but not sure if it's even worth offering yet.

We're due to put my house on the market after Jubilee weekend and I've been keeping an eye on the market and I'm confident it'll sell within 2 weeks if we price realistically.

I'd love to offer on this new property, which has only been on market for 10 days, but don't want to be used as a pawn by the agent as there is another interested party 2nd viewing stage. They are FTB but a bit slow to offer.

We have a mortgage AIP for the new house as we have a bit of equity plus in process of selling our BTL flat as well.

Shall we just keep this one on the back burner and hope it's still available when we sell? Or put in a cheeky offer?

    Personally I'd wait and see how things go with your own sale - if you aren't in a position to move, why would the vendor rush to accept a low offer from you? You risk just making them irritated with you.

    I agree with the others - you're in a very weak negotiating position if you're not even on the market yet, and in this case you risk provoking the FTBs making an offer which could be accepted due to their much stronger position.

    We had a similar situation; it turned out okay because our house sold within a week and the house we'd set our hearts on was still available. Obviously not everyone is that lucky, but it can work out sometimes!

    As a vendor I would nod and say thank you for your offer but I would continue to market my property as if you didn't exist.

    It happened to us last year when we were selling our house.......day it went on the market a couple viewed who had not yet marketed their own house........even though the EA knew we were looking for a quick sale and wanted proceedable viewers only :(

    Ths couple subsequently fell in love with our house, made an offer and immediately instructed our EA to market their house too.

    Apart from the fact their offer way too low anyway, we obviously couldn't take it seriously, but they came back for a further viewing and insisted that the minute theirs sold they would be back to offer again.

    A few days later (within the first two weeks of marketing) we received a higher offer from a proceedabe couple which we were happy with and we accepted. The sale very quickly proceeded to exchange and completion :D

    The original viewers kept their house on the market for a while - according to our EA they were hoping our sale would fall through so they could step in - but once we'd exchanged they withdrew theirs from the market......

    You can express an interest, but no committed vendor will take an offer seriously in these circumstances :o

    I had a couple who viewed my house twice and loved it, then ea told me their own house wasn't even on market yet! :eek: I couldn't understand why they had even viewed first time round, let alone come back for a 2nd view when they were as far from proceedable as it's possible to be. :mad:

    I told ea I didn't want any more unproceedable viewers as it's just an absolute waste of everybody's time.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Thanks - will leave it on the backburner and just tell the agent I won't offer til we have sold our house. I know it'll be gone by then but that's my fault for viewing before I sold.

    You could register your interest with the EA and explain that your house will be going on the market next week. Perhaps you could have an open day, that can speed up selling your house and the vendor might be willing to see how that turns out.

    Needless to say, that didn't work for one of our buyers so we eventually went with someone else.;)
