    Just had a look on rightmove, and there are some 40% shared ownership houses, you pay £144k. So the mortgage would be achievable and then the rent. Have you seen them?

    What about property auctions?

    Also if you know the market well enough don't be afraid to offer less than market value on houses that are empty with no forwarding chain. You are in a good position with that deposit with a mortgage ready to go.
