Defect not picked up by surveyor

Could be a nightmare if any works do need doing.
That's why I'm frustrated that it wasn't picked up. If it was then ultimately it could have affected negotiations on the property. Put it down to experience and move on then unfortunately

Just to clarify, although not sure if it'd make an awful lot of difference, but you say "I had a full house buyers structural survey conducted prior to the purchase of a ground floor maisonette.".
Do you mean 'homebuyer's report' or 'full structural survey'? I wouldn't have thought you could get the latter as it's a maisonette. On most flats, they won't do a full structural as they need to be able to inspect the whole building which obviously isn't possible unless the other flats granted access...
Maybe at the time of survey, it wasn't visible. Without meaning to state the obvious, plants/trees/shrubs, etc grow at an alarming rate at this time of year... maybe it's only just become apparant.

Hi - he called it a home buyers structural report, I specifically asked for a structural report and he did not alert me to any of this.
I am 99% certain that this is not new as the pipe has burst and there is rust everywhere, and one of the pictures shows a branch protruding out with no leaves on it. He's been quite cute at taking the picture from the distance.
I assumed that having charged me £540 for his services he would have been far more robust than what he was.0 -

To his credit I have e mailed him a letter today and he has arranged to come over next Wednesday. Ultimately he should have picked up on it as it was a visual defect, and as I've parted with a lot of money I would have expected him to pick up on the matter.
Hopefully as some other posters have pointed out I'm praying that it's a soakway drain as it will be relatively cheap to sort :money:0
