Sounds v suspect to me. It makes me wonder if iit hasn't been swapped with something inferior?They claimed that they have turned it every every week for the past three months!
I am sure they are exaggerating since £500 mattresses do not deteriorate so quickly however when they are claiming it is causing them problems sleeping, she feels obliged to change it.Value-for-money-for-me-puhleeze!

my uk bed cost me 4000 quid in 1986 and the mattress is the finest quality--i have had it profesionally cleaned --the only problem with it is that it needs an army to turn over!mfw'11 No68- 55k mortgage İO--little to nothing saved! i must do better.0

Buying a £200 would be worse than the one they already have.
Get your friend to go and have a look at it and make sure it's not been swapped.0 -

I go the mattress plus topper (both ikea so a thick pad) route as suggested by someone so that I can change the topper for new tenants depending on how long previous tenant was there but they've all been there a while so far.
I also mention the approx age of the mattress in the condition bit on the inventory and there is a comment specifying expected average life expectancy (5 years i think) so that everyone knows where they stand.
I want to get the balance right between providing a quality let (my rule of thumb is would I sleep on it myself etc) and running a professional enterprise.0 -
i let professional lets but there is being business minded and just throwing your money away---500 quid mattresses will be no more satisfactory on re-let than a 99 quid one!---i would just ignore the request and if they contnue i would start finding reasons to move them on!mfw'11 No68- 55k mortgage İO--little to nothing saved! i must do better.0

Memoryfoam mattresses have no springs and as such won't attract complaints along those lines. They're also reasonably affordable, very durable and pretty damn comfortable (in my opinion).
The comfort of Memoryfoam can be a point of contention, though, I know some people who hate them.0 -

As property man says it may not be the mattress. Yes, they say about springs. I thought i needed a new mattress once untill i put it on the floor. It was so comfy, turned out it was the bed which was a divan type was knackered.0
