    Hello everyone,

    we finally tenants move in the beginning of august. the ppl who required gurantors dispappered after we asked for 2 moths worth of deposit.

    our purchase of the new home went smoothly and we completed on time and moved in the first week of july.

    i stayed optimistic that we would find the right tenants, and kept up with running the house. even though it was a commute of 45 miles every weekend. we cleaned the house top toe, maintaned the garden, and kept up with all house hold bills, and service the alarm sysytem and boiler-well to cut the story short-it was as if we still lived there.

    anyway this couple viewed the property, and liked it immediately, professional couple who were a little picky, but i liked them that way, as they payed attention to details. checks were 100%....and we were happy with 1 month's deposit and 1 month upfront. and it was long term let for 2 years,intial period of 6 months

    for the newbies landlords....there are few things

    .consent to let
    landlord's insurance
    landlord's boiler cover
    gas safety check
    epc certiificate
    tenancy agreement
    agent agreement
    keep receipts and accounts for any expenses for the house.

    this list is what i kept i under my pillow for last month. i managed to sort everything before the tenants moved in. yes it was hard work, but very rewarding experience as now we have good tenants. you would have to be good landlords to have good tenants. i treat my tenants with respect and i seem to get it every inch of it back.

    my new home, well, i have only just statred enjoying it...a few snags here and there...but nothing major. the site manager is very helpful and is quite prompt in dealing with our queries. so everything seem to have worked out well enough, i thank GOD everyday for this and all of you here have been really helpful in your advice and comments.
