    5 unrelated tenants is straying into HMO territory - be careful or you may end up with even more hassle than you have now!

    but at the same time you'd probably get at least 250 per month from each student, so could end up with 375 pcm, or over 4500 a year more than just renting to a single person. If it was me I would rent out a storage place now and move all furniature thats not going with you as well as the storage and anything else you don't want to get spoilt then ask for new photos. 4 bedroomed houses will be for big families, but I do think asking for 875 is rather alot - some people don't earn that in a month never mind paying it for a months rent

    Do not bother with a small online agency, I can't imagine anyone looking online who won't have already checked the major aggregators like Rightmove, FindAProperty, Zoopla, Home, etc... Some pokey little website will not offer anything they don't. (If my detective work is correct, you're only on Rightmove, not a huge problem as almost everyone will check there first).

    I'd also advise against multi-agency, it can look desperate. While that's sometimes a good thing if you're buying a house, you don't want to rent off someone who appears that way. You're going to have an ongoing relationship with them and do you really trust them to have the cash to fix your broken boiler.

    If you want to widen your advertising have a look at sites such as Letalife or the RLA (Residential LL Assoc) Homes2Rent ( RLA membership required but fee is a bonafide expense to go down on your tax return and can get you discounts on some LL insurance premiums etc) I think the NLA also have property advertising.

    Reiterate to the University that the property is to be let to a family rather than a group of unrelated Ts - ditto the hospital

    Well it depends on the area the house is...the going rent for three bedroom detached is 825-925 where I live. Well maybe if it doesn't rent in 3/4 months....then we will have to reduce rent.

    Just a suggestion, have you thought of advertising your home on Gumtree.

    I know a lot of people who have used this site to advertise their letting homes.
