Part ex with Taylor Wimpey - what to negotiate?

We are interested in a new build it is already built and pretty much finished apart from odds and ends like the fitted wardrobes.
It is a 4 bed detached with £10,000 off the asking price. We have asked for them to value our house for part exchange.
What else could we get out of them?
The back garden is already turfed.
The bathroom is finished but no over bath shower, sales assistant said they wouldn't put one in as an extra now as it is classed as finished but are they likely to budge on this.
They said that they are about to put flooring through out but that they would negotiate a price for it with us, how likely is it that we could get this for free?
The kitched has only cooker/extractor fitted as standard, do Taylor Wimpey negotiate on stand alone white goods?
And then there are solicitors fees and stampy duty, is it worth trying for these too?
How would you approach it? The sales lady just seemed like she would say 'computer says no', do you put it in writing and then wait for their response?

You may be disappointed with the valuation of your house.
My guess it 85% of what an open-market valuation would be.
Then there is that £10,000 discount to recover....British Ex-pat in British Columbia!0 -
Beware, most new buy mortgage lenders will not allow builder incentives (I know this as I too had been looking into it).
Nationwide, Natwest and Barclays will flatly refuse to do a new buy mortgage with part exchange, Halifax were going to let me to it, but according to Persimmon (the builders), they won't allow and now that Santander have launched their product, they will consider part exchange at market value but nothing above market value, and they don't have Taylor Wimpy as an approved builder on their new buy board.
It's not as easy as people might think.0 -
Wimpey homes are for powerful executives only. Go onto any Wimpey estate and you will see all the 3-series BMWs and small 4x4's. They're worth every dam penny.0

We are currently in the process of part exchanging with Barrett and move into our lovely new house on Friday. Others have mentioned you would have problems getting a mortgage we have ours in place with nationwide with no problems and we managed to get our carpets thrown in. We also managed to get a decent price for our flat 3k short of what we wanted but when you take into account fees for selling we were chuffed. Each to their own I suppose!!!0
