Cant rent due to CCJ's

    I would second the advice about getting some work and trying to get together the first 6 months rent. This is one of the ways to get around the bad credit history as the landlord knows that they will not be out of pocket for the fixed term.

    As a landlord, this is the only way I would consider lending to someone in the Op's position.

    OP you say you and your ex will have the child week about. Could you rent just a room ie be a lodger where both of you stay when you are not staying in the caravan with your children?

    It's not ideal but may tide you over until you get things sorted out.

    It's the summer. Buy a decent tent for your Ex to sleep in, pitch it next to the caravan. Children have access to both parents while you're saving and sorting out those CCJs.

    Not ideal, but do-able and probably the cheapest option.

    My son had to do this for five months after his missus cheated and chucked him out in favour of her new lover. He stayed at the local camp site and his daughter really enjoyed spending the weekends with him. It required strict organisation and great care with cooking, but he managed to hold down a white collar job and save enough to rent another flat.
    (ETA: Every three weeks he spent a night sleeping on a mate's sofa to get round the occupancy rules, but he didn't have to move his tent).
  • I am a Directorof a limited private property company which is responsible for the common areas of a small development comprising 10 private dwellings.
    The builder when selling the properties included a list of Restrictive Covenants in each of the house deeds which were signed off and agreed by each owner.
    When the last property was sold, the Company was established by the builder, each of the owners became a shareholder for 10% of the company. The builder at that time transferred the responsibility for compliance with the RC's to the Company.
    Breaches of the RC's have taken place by most of the owners during the past 10 years. The company to date has taken no action in this regard.
    At a recent AGM the situation came to a head. Full discussion took place but no decision as to how we should progress was taken.
    The difficulties are obvious the solution not so. Eash owner has signed a legal document, on purchase, signifying their agreement to abide by the RC's, the company is responsible for ensuring compliance and all house owners are shareholders in the company. Lastly the Directors (2 at present) are responsible for running the company affairs to the best of their ability and in accordance with company law. They to are shareholders and house owners on the development.
    The major question for all of us, is where do we go from here. With the complicated interest of all parties how does the Company now invoke the RC's and should they put to right those RC's which have been broken overtime. Could the RC's for all houseowners be cancelled and could the compnay therefore be relieved of the onerous task of ensuring that the RC's are complied with.
    We have not, as yet,taken legal advice for the obvious reason of cost. If the Company took one of the owners to court the owner would presumably defend the situation and would incurr costs as would the Company in bringing the case. The Owner would pay their own costs plus 10% of the Company's cost as would all the other Owners.
    Are their any solutions to a position that we as "laymen" see impossible ( without large financial cost) to resolve.
    Would really welcome views on this one.
