Where does it say the OP barged in unnannounced without permission of the tenant to view the damage? Whilst OP has not explained the circumstances for their visit and the susbequent cleaning of the mould/damp, there seems to be a lot of assumptions that they've been snooping around and entering without permission.
Anyone point me in the direction where this has arisen, as so far I cannot seen why OP is being chastised so much for something they may not actually have done!
The OP claims to be a member of a landlords association and to have taken legal advice about their HB tenant's rent-arrears. Considering how @rsey they were on their other thread I'm surprised they've come back to ask yet another facile question about things they should know but don't appear to, and have access to professional advice in order to answer their queries as well.
The last time I looked this was a consumer-focussed forum not free advice to rude landlords who should know better and have other resources to hand.
Still, can anyone imagine how it could look: to have issued a S21 Notice, the tenant is in rent-arrears and now the landlord is wanting access to get the property into a condition in order to sell. I'd be stepping very, very carefully indeed to avoid any possibility of accusations of harassment.0 -

I asked, admittedly it has not been answered.
However, in the OP they mention going in after seeing the outside state of the window, and are now fretting that the tenant won't let them in to paint it.
So either the tenant allowed them in and for some reason hours later she is still panicking they won't allow another visit (despite being 2 weeks into apparently their 2 months notice) and talking about going in without consent (which she has already expressly told the tenant she would not do, so she KNOWS she isnt supposed to)
So yes, assumptions being made, but IMO on good ground and based on a lot of conflicting information given by the OP.
Also, this post hereThank you for your advice I was thinking about that being the plan however we would like it to go on the market and for us to sell it asap as we dont want to be paying the mortgage without making any money. How long does it take a sale to go through after an offer has been excepted? When we brought our property it took 4 months!!!
Suggests that this notice malarkey isnt true as they clearly intend the tenant to be there until it sells to pay the mortgage for them! Thats why she wants to be in so desperately to paint the window...0
