Some of Sutton's okay too. Quite a young area I think, but generally felt very nice and leafy when I used to drive to see a friend who lived there.

Are you looking for a house or flat?

My advice would be to start you're search in Sutton.
Sutton has the best options re train service and convenient shops. Try to stay on the south side of the town. A very good place to live.

You should get 2 bed houses in Sutton on 250k budget

For me Sutton is bit over crowed, busy and some violence incidents happened over the past couple of years and for my budget I can’t get a reasonable property with some quite neighbourhood. Although it has some good transport links to LBG in my view I won’t hugely compromise in terms of my other preferences if I search around Hackbridge, Wallington and Carshalton area (except St Helier area)

I have lived in Sutton for a few years and grew up in Hackbridge/Wallington... Hackbridge is a lovely area, the road I used to live down has the most amazing community spirit and it is just far enough away from the town centers: Wallington and Carshalton Village. Sutton is great too. Have you looked at many properties already?

Yes I have looked at some but I am looking to move end of this year after ideally in Q3 2012 after all the busy period end like Olympics and I have some planned holidays in Aug . So don’t have much time during that period. Some of people mentioned that sewage plant near Beddington garden which I don’t know has it got any impact for the residents nearby? Anybody got an idea? It seems its well controlled place but I am just wondering .

thanks for your opinion ebee1. I would much prefer around Beddington garden area where there are pelnty of greens and some nice parks to walk.

Wallington is not bad but house prices are usually high as there are many Victorian houses
