How many people live at the end of the drive? Two houses? You live in one and 'nutjob' lives in the other (where her parents used to live also).........

    No.
    Have you read post #1?
"We live in a house at the end of a long private drive, which we share with one set of neighbours. ...... Our house is at the far end of the drive. A set of electric gates stand at the end of the drive, next to the road; they are jointly owned by our neighbours on each side. The neighbours are a couple on on side, with whom we share the drive, and their daughter on the other. .........
The couple moved out of their house about six months ago, leaving their house empty,"
So, long drive - 2 houses at the end, the OPs and the previous neighbours' empty one.
Previous neighbours daughter lives in 3rd house, at top of drive, next to the gates and the road.

OP - there will be a way of having the gates 'fail' in the open position :D Once this has happened a few times the daughter will have to have the maintenance company in to fix them properly.
I fear you are going to have to become a (google) expert in the design and operation of electric gates..... good luck
The questions that get the best answers are the questions that give most detail....

open them when shes out one day and short the motor out, she will soon get tired of spending money on electricians if you do it often enough

Whilst its possible for a gate to use up £400 of electric, if it was doing so I would say the gates were broken, leave them open and disconnect the electricity feed until they got fixed!

In your case it might be that it that its claimed that the gates are unfair as they are really only meant for one owner (the nutjob) rather than being communal gates that you all pay towards.

Maybe a free session with a solicitor, along with your deeds may prove worthwhile.

Do the deeds not give any information about unrestricted rights of access?

Follow this up and see exactly what your - and their - deeds say.

The idea that the gates are owned and the power consumed padi for by only two neighbours out of three, only one of whom requires access is perverse. Why is nutjob paying towards them if she doesn't use them? Why aren't you contributing to the cost of upkeep as well? Then at least you'd have a say in how they are operated. Was there discussion/clarification of all of this during the purchasing process?

... Longer term, I've no idea whether the electricity argument holds water.
    Try this.

    £400 electricity at £0.125/kWh is 3200 kWh

    3200 kWh * 3600 seconds/hour * 1000 Joules/kWs = 11.52 * 10^9 Joules

Energy to lift 1 tonne [1000 kg] by 1 metre = mass * gravitational accn * height

    = 1000 kg * 9.81 m/s^2 * 1 m = 9810 Joules

height you could raise 1 tonne to with £400 of electricity =

    11.52 * 10^9 Joules / 9810 Joules/m

    = 1,174 km.

This is enough energy to put a 1 tonne satellite somewhere way above the International Space Station [400 km up]

And this with electric gates? She is a nut job.

Im staring at a large pair (8ftx18ft each) of electric gates at the moment and the only time power is used is to open them or close them, it costs nothing to leave them in the open/closed position and very little to actually operate them so your neighbour is talking through her ****.

The OP has 3 options: –

1 commit criminal damage to stop the gates working.
2 get the remote controls upgraded, so they work properly (that is what I would recommend).
3 consult a solicitor and start a neighbour dispute that nobody will win except the lawyers
No reliance should be placed on the above! Absolutely none, do you hear?
