So it;s pretty much as I said in post 9 the inspection is limited, you wont know until you can get a good look.

It's now a question as posted it the vendor will have to have a good look at the papers rather than fobbing you off ( sadly, while she might be truthful, experience shows that people are lazy and will avoid answering anything that might harm their position until they have to) or you weigh up the costs and risks and come to a negotiated compromise.

They should bear in mind that if they go back to the market they have to declare it to a buyer risking the same situation later on.
