@ Jimmyjames - you don't need to know how much you should have been charged. Just tell Northern Rock that you have been charged more than your offer of mortgage stated and they will work out the refund due.

@ mayb - one second of googling reveals that Britannic Money is now called Mortgage Trust. What were you doing using Directory Enquiries when you have Google? http://www.mortgagetrust.co.uk/AUS_BusinessHistory.htm

@ Mark K - MEAFs only rose significantly since around 2004. If both of your mortgages were quite old, and you had them for quite a short time, then the increase could easily have been only £10 or £25. It is very unlikely that Halifax have got the figures wrong IMHO.
  • thank you markymark...i shall call them tomorrow. much appreciated

You don't need to post the same question in two threads, almond. I've answered you in the other thread. If you delete your question here it will de-clutter the forum. :)

Thank you so much for that link MarkyMark I don't know why my search did not take me there, you obviously have superior googling skills. I initially tried directory enquiries as I had an address and that appeared to be the quickest way to make a phone call to the company.

I have managed to talk to the Mortgage Trust who tell me that the FSA ruling does not apply to this mortgage as the Company was not registered with the FSA before 2004 and they do not have to comply with the directive. Interesting that - certainly a company to avoid dealing with in the future.

    Britannic Money plc/Mortgage Trust

I have now spoken to the FSA who tell me that mortgages were only regulated by the FSA from 2004 but this did not mean that the company concerned could use that as a reason not to consider the claim. I get the impression that they are saying no company has to comply with this but if we are not happy we can take the companies response to the Ombudsman.

 Does that make sense to everyone - I don't understand why any company is paying out if they don't have to - is this supposed to be some sort of goodwill gesture or do they have to pay - does this only affect mortgages taken out pre 2004? I thought it was a contractual breach not a mortgage issue per se. How can all of these endowment missale claims be considered by the Ombudsman if the companies concerned were not regulated by the FSA at the time the mortgages were entered into for instance. Now I am even more

I have spoken again to the Mortgage Trust and they say they will definately consider my claim if I put it in writing (they did say originally that I could write to them if I wasn't happy with their response). I am off to the template letter now.
  • Hi,
As a silver surfer tried to post a question elsewhere. But then lost it!
I redeemed my mortgage recently. The statement is scant and I wanted to find out what three parts of the statement mean:
    Redemption sealing £150
    Deeds release fees £88.13
    Early redemption interest £376.78
I tried to contact the lender MortgageTrust for clarification no reply to letter. Tried to confirm address from FSA - still no reply.

So anybody out there knows what they are, especially the last one, are typical, or if I can claim against any?

    Many thanks for your help:

Are you serious MarkyMarkD? It is sometimes useful to ask the same question on a couple of threads - not all questions get answered at all and it is possible that someone else may have responded to the question asked, perhaps in a different way to yourself. It is not for one person to decide on this surely. It is a legitimate question others, maybe not seeing it in the other thread, may wish to know the answer to as well.
