    Yet another over indebted frightened little man worried that a crash would ruin him, just like another sizable minority of a few million in the UK.

    And I am not taking the p**s out of you, just saying it how it is.

    And for someone who likes to accuse people of stalking renoman, you're on a bit of a mission at the moment.

    Oh dear, you seem to be a little rattled that I'm picking you up on your mistakes and falsehoods.

    If you would rather that I ignore your posts then let me know, but I'd obviously expect the same courtesy in return. Or is that you only want the 'stalking' to go one way? :)

    But lets face it ISTL you are in the Scottish market equivalent of London. :)

    Location does play a factor.
    In an investment choice, you want to chose a location that provides a good strong foundation for success.
    You wouldn't start an investment / business in a weak location.

    That said, with BTL, there will be demand throughout the country. The important part is to understand how much demand there is, how much demand there is likely to be in the future and what the current supply is.
    From then on, it's monitoring the demand v's supply which affects the achievable rent and likelyhood of voids.

    In my VI area, you have a strong professional requirement, 50,000 students who come to the city each year and a wide area that stretches from the outer berides and the western isle as a magnet for young people in search of job.
    The market has a 1% unemployment rate (I'd guess more so through choice than available jobs)

    Location can be extremely important and I'll not apologise for investing in a strong location

    I don't think you should apologise and it shows shrewd business sense.

    The point I am trying to make though is that I don't think BTL is currently a good investment everywhere even if that is the image some people would like to portray.

    All this discussion is irrelevant to me :( I am just so frustrated about not being able to buy my own place....

    Prices are atleast 25% up from 2006 prices....outer London :(

    I'll never portray that BTL is good investment everywhere.
    Of course you need to factor in the local markets.
    That said, I would also not dismiss all property in a poorer rental market.
    If you can get for the right price to make the rents received worthwhile, then it should be considered.

    It's important that all calcluations exclude any capital gains, however I would envisage receiving capital appreciation by the time I start thinking about selling up (in about 25 years)
