Expectation of cleanliness when renting a property

Hi,

How clean should a property be when you first take on a tenancy?

I picked up the keys today and so far have found that the cooker doesn't appear to have been cleaned for quite some time, there is mould on most of the windows and cobwebs hanging from light fittings.

I contacted the letting agent who have given me the landlords phone number but were unable to help any further.

Obviously I don't want to upset the landlord on day 1 so was wondering whether this was acceptable.

The inventory has stated the condition, do I just pull up my sleeves and get it cleaned knowing I won't have to total blitz it when I leave or should I be asking the landlord for some help with this.

Any comments appreciated.

    It's up to you. You only have to return the property to the LL in the same condition as when let to you, save for fair wear and tear.

    The main thing is that the condition is accurately recorded. In addition to annotating the inventory as appropriate take your own date referenced photos and keep them safe.

    My own view is that all LLs should provide properties in a good clean state at the start but the fact is that there are LLs who cannot be bothered.

    Yes, it was occupied though when I went for the viewing so I didn't look in the cooker etc, at the time.

    I also thought that it would be cleaned before my tenancy started.

    What does it say on your inventory? Make your own notes with pics and send back to the LL.
  • When my tenants are finished with my properties I always make sure the property is clean otherwise they will be charged for proffesional cleaning.
