Thanks MagicCats. Yeah, rather than jumping in feet first, I took the time to discuss my situation with an IFA and followed their advice. I also had a lot of advice from Dave Ham so I believe that I'm in the best possible situation I could hope to be in given my stupidity in my teen years. I've also worked my backside off, working 7 days a week and selling my most prized possessions on ebay to raise the deposit so I hope it all goes to plan and come Monday/Tuesday next week I should have a better idea of whether or not we'll be buying our houseIIRC you have been planning this out and doing your best to ensure all is correct. I think you've approached this in a manner far more appropriate than some of the 'chancers' I've seen on here since I started frequenting......
Granted nobody is perfect but some of the sharp practice is laughable. Hopefully you'll be fine, keep us all updated :beer:

We're still waiting for Leeds Building Society to instruct a valuation...the application was put in around Friday lunch time, mortgage advisor posted pay slips friday and faxed all other documents to Leeds, I received a form to sign (via Mortgage Advisor but from Leeds) on Saturday and took this into the Mortgage Advisors office yesterday lunch time....Is this a bad sign?0

Any idea how long it should take before they decide to instruct the valuation? The estate agents are being a pain in the rear end and won't take the property off the market until the surveyor has contacted them to arrange the valuation (although it's fairly plausable that this could be at the vendors request).
We were under the impression that we would have some news yesterday by our mortgage advisor but I know they're very busy so don't want to keep hassling them.0 -
Some estate agents don't understand the process. The valuation is the last bit of the puzzle for Leeds but I expect it won't be til the end of the week for that to be instructed. I did think that it would be nearer the end of the process (especially as Leeds are paying for it and not us) so they will want to have made a decision about me before instructing the valuation.Some estate agents don't understand the process. Hopefully they won't ask for much more documentation as they've got 4 months bank statements, 4 months worth of weekly pay slips, proof that deposit is in place, proof of WTC award and a rent statement from our landlady...not really sure if there's much else they can want lol.0 -

Thanks The J. I will ask the EA if the vendor would be willing to take the house off the market given that we've instructed our solicitor (who are now waiting for the vendors solicitor) and have already sent our paperwork in to the housing association...surely this must show our committment.0

We haven't been given one by our mortgage advisor...should we have? I do have an email from them stating "following the application to Leeds Building Society I am writing to confirm the application has been agreed in principle". The estate agents have also got all our mortgage advisors details, etc.Yeah, have you got an AIP document you could provide to show the mortgage has been accepted?0
