It could be the EA has a vested interest in the new buyer if the EA's broker is arranging the buyer's mortgage or it could be that the seller has agreed to immediately take the house off the market.
The only way to find out is to contact the seller directly - good luck with the solicitors.Every generation blames the one before...

If you have all the surveys and searches and mortgage monies in place what happened to abort the last purchase; just call the agent and tell them you're proceedable again.
I assumed the OP meant "bottom" of the the chain ie FTBs were buying their house.They deem him their worst enemy who tells them the truth. -- Plato0 -

Exactly, whilst the OP has already had their survey done and got past that stage, so is in a very good position to proceed now they have a cash-buyer.........I'd be trying to contact the vendor direct if it was me.......Mortgage-free for fourteen years!

As a seller, I'd be nervous of your new offer.... and I'd not want to proceed with you as I'd know others were now investing time/money in buying it. At best I'd want the original sum, to exchange within 7 days and reimbursement of my new buyers' fees and costs to be made in cash to them.
So ... it's unlikely you'd agree to that lot.0 -
Unfortunately the vendor moved out as we were so close to exchange so the only way around it is by contacting them through the solicitors.
The email has gone and we're waiting to hear from them.
If it doesn't work out at least I've given it a go.0 -
Send a letter through the post. I know someone in exactly the same position, and as they'd already done their searches, they were ready to exchange before the new buyers, so got the house.
I'd say the EA has some sort of invested interest in the new buyers, as given you're not a new buyer, they ought to at least tell vendor you're in a position to proceed again.Should've = Should HAVE (not 'of')
