What should I do?

We recently sold our house and 'bought' another and the day before exchange the FTB at the top of the chain pulled out.

Fast forward a week later and we've now got a cash buyer for our house.
The house we were buying went back on the market and went under offer last Thurs.

We still want that house and as we've got mortgage in place and all surveys/searches done we were wondering whether it would be worth contacting the agent and explaining the situation.
How should I go about it?

    I want to sound like a good option and try to win the agent around. Just hoping for some tips on how to try to seal the deal!

    Offer to pay more. Although that's insane and you're on the wrong forum for that sort of advice.

    Why not find another house?

    The chances of it being unique are slim.

    Do you know how much time, effort, hopes and dreams go into finding the house you think is right for you? The chances of another house being identical are slim especially with the market being the way it is and sellers holding back due to the uncertain market.

    Yes, eventually, I'm sure there will be another house that ticks all the OP's boxes, it might even be better but perhaps the OP doesn't want to put their life on hold for another 3, 6 or 12 months until something suitable comes up?

    OP as others have said absolutely do contact the EA, explain what a great position you're in and if needed even offer a little more to sweeten the deal. You've nothing to lose and everything to gain.

    Unfortunately you do need to be realistic that having accepted one offer the seller may not be interested in another offer any more even if you do offer more. Good luck OP.

    Gosh, you're certainly not having much luck with this move are you?

    If the house is unique/you are unlikely to find another that compares, I would definitely be strongly considering trying to get the vendors to accept an increased offer.

    Some houses are unique......the last four we have owned have been pretty much one-offs.....all very individual period houses with features both internally and externally that couldn't be found in *similar* properties....

    I dont understand any of this. Why is there an FTB at the top of the chain? They usually go at the bottom.

    If you have all the surveys and searches and mortgage monies in place what happened to abort the last purchase; just call the agent and tell them you're proceedable again.

    If you have no moral aversion to gazumping the poor sod whose offer (presumably subject to survey and contract) has been recently accepted then write to both EA and the vendor explaining your own current position. Do it sooner rather than later so that if the other buyer is to be turned down in your favour at least their finanical outlay will have been minimal.

    Well an update -

    The estate agent has basically said sorry but it's sold and won't pass our offer on which is ridiculous.
    So as we've got the detail of the solicitor we are trying to get in touch that way and let her decide.
  • That's nuts. Why go through an intermediary when you know where the vendor lives? I'd pop round there and have a chat with them. If they haven't exchanged then the property hasn't been sold an may not be sold to this buyer. They could change their mind after seeing the survey or have their mind changed for them by the mortgage-lender's valuation. Anything could happen. Get round there!
