Because an experienced surveyor can determine the cause from the visual evidence or by using a test meter [appropriately] for moisture, humidity and temperature
Invasive sampling is a last resort where several possible causes can't be ruled out by other methods - or if expert evidence is required to support a legal claim ... but in which case it should not be done independently0 -
Just another update on Surveying.
Same type of house next to me got a home report.
It says:
'appears to be cavity wall' -But a previous survey on these houses says solid wall
'gutters in good condition' -I can see a foot long clump of weeds that has been there for months
Although, it did highlight damp that would need work.
But............
Wouldn't a surveyor be expected to know what type of wall construction it is? And should he not highlight that the gutters are choked with weeds?
PS I am still thinking that the McGill survey although costly seems better than someone coming armed only with a clipboard and pen.0
