We put our house on the market about six weeks ago, had three valuations all valued it at roughly the same.
We went with the one we thought was the best of the bunch
Really want to sell as we have seen a few houses we like.
I know I cant reduce again yet and will have to sit it out a bit longer but any ideas please

you bought it at the peak off a boom ,prices are down .If you sell you will make a loss .Has the EA given you any reason for lack off interest ."Do not regret growing older, it's a privilege denied to many"0

Have you checked what similar or comparable properties in your area have actually sold for over the past few months? When ea's came to value, did they bring print outs of similar/comparable properties that had sold in the past 6 months or so?
What area are you in? To not have one viewing must be very depressing. Would you be brave enough to post a rightmove link here for comments and advice on description and pictures that ea has done?The bigger the bargain, the better I feel.

no they have turned out to be useless, no feed back at all...
I know we will make a loss and will let it go as we have equity but its just getting the viewers in thats so frustrating.0 -
Have you done much work to the property to warrant the increase in value since 2006? Unless prices are rising in your area it is unlikely you will get more than you paid in 2006.... To give an example - we bought in Nov 2007, spent £40k+ on bringing the property up to a high standard (solid wood handbuilt kitchen, two new high-end bathrooms, rewire etc etc) and sold in May 2010 for £20k LESS than we paid.......However, we expected to make a loss by that point and priced realistically, achieving a sale within two weeks of initially marketing the house......Mortgage-free for fourteen years!

just the ususal decorating, flooring etc, when we put it on didnt know much about pricing but since coming on here as a lurker lol have learnt a lot... I intend to reduce it but dont know what time scale, I know I will not get what I paid, and am prepared but if I reduce it again so quickly will it look desperate, and to be fair there is nothing wrong just not right house for us....
Its three bed detached and priced now with the semis, that dont seem to be going in this area, only first time properties and four beds....0 -
I think we need a link. If the price reduction hasn't done it, then it's either way overpriced, or something is putting people off when they are looking at the deatils. And you've tried reducing the price.....0

had another idea, there is a chance we may be able to part exchange for a new house are checking out the details soon.
If we do, will we have to pay our Estate Agent any fees, when we first commissioned them I said that there was a chance we may P/E and he did say no fees would be charged, but I havent anything in writing.0 -
If you reduce the price, just make sure that you don't end up chasing the market down (assuming that house prices are still falling).
When we reduced, we went down 5k at a time every 1-2 months until we started getting viewings. Your price drops seem to be quite tentative. Our EA was very optimistic about the price to begin with, and we weren't convinced at all. In the end we sold for 2/3 of their recommended price :rotfl: Our plan was to be the lowest priced property of that type in the vicinity. It worked as we suddenly had a rash of viewings, an offer, then an offer to gazump (we refused it).0 -
