New Build -part exchange and offer price?

Hello,

I am looking at buying a new build with Crest Nicholson in Surrey. The 2 bed house is the last one available with an asking price of £319,000 (others had asking prices varying between £250k and £310k depending on their location in the development, size of garden, terraced /semi etc). I think £319k is far too much for a 2 bed house (semit-D).

My flat is on the market for £174,000, Crest have offered £160k as part exchage. I would like a few £ more than that, although they have offered a bit more than I paid for it in 2006 so that is good news.

What should I offer on the 2 bed house and should I ask for incentives? i.e. carpets, upgraded work surfaces, stamp duty etc. I dont want to insult them by going in too low and therefore them writing me off as a time waster, but equally I dont want to (cant afford) to pay too close to the asking price.

Has anyone any similar experiences or advice on how to close the gap?
