It would only affect the date the tenant happens to pay their rent.
So a 6 month Fixed Term starting on 19th Jan would end on 18th July. The fact that the rent was paid on 1st Feb, March etc would not change that.
If the tenant then stayed, the monthly rental periods would still be 19th - 18th of each month.0 -
LA muppetry. Anyone can set themselves up in business as an LA - no training, no qualifications, no specific expertise or regulation required.Like I said originally, we have a letter saying 18th and original contract saying end of month. Both supplied by the agent.
As mentioned before, check back to the date on which that Fixed Term ended.0 -

No. You can move IN whenever you want.
(but you'd still have to pay rent on current place till 19th June, yes) unless of course you reach an alternative agreement with the landlord. Nothing to stop you leaving earlier if the LL agrees....0 -
....you can physically move when you want but you would remain liable for the rent etc on your current up until 18th of June, unless agreed otherwise with the current LL (get any such agreement in writing) If th eproperty is one which would easily re-let and you would be prepared to be helpful with viewings then the LL may be prepared to negotiate0

* there is no legal difference between giving notice straight away or a day or two before the 18th - your Notice period will be the same
* if the relationship is good, and you want to negotiate an earlier end date, though, the sooner you forewarn the LL, the more likely he is to be flexible
* finally, if the LL (and/or agent) is a muppet (to borrow tbs's terminology!) and believes the key date IS your rent payment date, you might avoid argument by using that date. Just be aware it could back-fire as the 18th is actually the key date.....0 -
the paydate would be better for us, because we could give notice end of april and not be liable after 1st june, 18 days sooner.0

I\d notify the agent IN WRITING as soon as possible. There could be room for negotiation on being released early if you propose to be as flexible as possible about viewings by prospective new tenants.
As I said earlier: arguing the toss with idiots who think they are right but are not can be extremely hard work. This particular agent is patently a muppet, so fully expect there to be a frank exchange of views about when your liability for the rent will end.0
