Opinions please - would a new porch add value or not?!

Just after some opinions really - We're renovating a property in order to sell it on in a few months time. The front is very plain and boring (so are most of the neighbouring houses). Contemplating having a new porch built as I like the look of them - it would add interest and would be a practical addition.

My partner could build it and I'm prepared to help too, so it shouldn't cost a fortune.

But would it actually add any value to the house or not? As we won't be living in it, I want to make improvements to add value so not sure if this is worthwhile or not?

    What kind of house is it? Is it very small with very little room for storage?

    I would doubt that it would add value really.

    It is not exactly adding living space, is it?

    I don't really understand why people spend time and money creating a small covered place to stand before you open the real front door. That might just be me, though.

    Might be different if you were really passionate about porches and could see yourself spending many happy years ahead arranging wellies in there, but to do it up to sell? Nah.

    Add value? Probably not or at least very little value. Will it make the house more desirable? To some people yes it would.

    I must admit I would love a porch with enough space for a cupboard for coats and shoes. Coats take up so much space in the wardrobe.

    Re reading OP, not sure if you mean just a little roof over the door, or a something with walls too. Doubt a little roof over the doorway would add much value. A hanging basket with some pretty flowers and tubs would probably do as much to increase kerb appeal. :D
    It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

    Never do a house improvement on your home just to add value, if it's something you would like and it's useful them consider it.

    Does the front door lead onto the living room ? If so this may add value to some people as it is a practical solution

    Answers really depend on what kind of porch you are talking about, whether it would have a practical aspect or just an aesthetic appeal.

    This was my first thought.
    I would hate my front door to lead straight into a living room but it would need to be a porch with walls, space for coat hooks and shoes.

    I put a new kitchen & bathroom into a property,because I knew my target buyers wouldn't want the upheaval & hassle. I then added a new front door because the old one was rotten. It also made sense to put in new (and cheap!) carpets to complete the picture, but I never considered adding a porch.

    Perhaps that's because I could never imagine looking at a house and thinking, "I'd buy that, if it only had a porch!"

    I told my son he'd like our new house with a porch. He was disappointed... he thought we were getting a new house with a porsche.
