Payment Upfront/No commission Estate Agents

My auntie has a messy divorce ahead of her and has to sell the house. Not sure of the ins and outs but she has worked out this is the only way forward.
No equity in the house and she is reluctant to pay out for large estate agent fees on a potential house sale.
She found an internet based estate agent ( not sure if I can mention the name?) who do not charge commission on a house sale. Instead they charge her a flat fee of £249 + VAT upfront. This would potentially save her around £4000 - £5500 !
Does this seem to good to be true? I told her to watch the listings on there and seem how long they take to sell - one appears to have been sold within 9 days ?
Does anyone have any experience of internet based estate agents? I have searched the internet and found 2 good reviews on the all agents site, but I am just trying to look for all the pitfalls for her.
Any advice please?

all the agents are doing is giving you an advertisement portal and maybe a visit booker.
After that its down to your Aunt, how capable is she at negotiation, doing viewings, chasing the sale along and generally doing the other stuff that agents do?0 -
There are lots of people's experiences using such EAs on the forum, search for the name of the EA and I'm sure there will be lots of feedback.
I recently purchased a house from one such EA (HouseNetwork) and although it put me off their listing on RightMove was good and showed me enough to bother viewing the place, once in I loved it and bought it.
I found them fine to deal with but at the end of the day the house basically sold itself rather than them doing anything particularly special to sell it to me.0 -
Well I used to be an estate agent 20 years ago and I know how little we knew about the properties and how much rubbish we were told to use to baffle the viewer into thinking we knew everything about it. I am sure times have changed but I always think the owner of the house is better placed to sell it !
This company do all the negotiations, sale side, booking in visits etc.. All my aunt would have to do is show them around. But I suppose if she is terrible at this part, she will lose potential buyers.

The company is called Property Eagle so when I search the forums it brings up everything with Property in it and lots of posts with eagle eyes ( one about going for an interview with eagle poo on your shoulder - that was a good read!) I have tried 'Property Eagle' but that doesnt help narrow it down.
How do I search for an entire term?

Had a look myself and can't find anything, there are a number of other companies with similarly cheap pricing who do have a lot of feedback on the forum though, perhaps they're worth considering.0

She pays out on a 'potential' sale when she pays the online EA upfront. The traditional EA will only be paid on a successful sale.
Up to you and her to balance the upfront fee as a gamble, against the fee which is only paid on completion, and which could potentially include the EA taking some of the load off her in terms of viewings etc.0 -

The MSE search engine is useless: just use Google, and look for "Property Eagle" and MoneySavingExpert0 -
How do traditional EAs work now? We never used to work evenings or weekends so the owner had to do these viewings anyway.
Are EAs generally move flexible now? Do they cover longer working hours?

Just make sure that whoever you use uses Rightmove.0
