How Much Is Council Rent pls?

Probably a very random question, as ive never been in this situation before,

privately rent at mo but ll now selling house, am looking for other properties but the deposit on a lot of them is too high compared to what i can afford and not a lot in the area i live in and im covering about a 30 mile radius when looking

I have asked for a housing form from council for me and my dd but just wondered what sort of rent costs are involved please? I know it would vary from 1 bed to 10 bed etc etc but just a rough estimate if anyone can advise?

    Its an impossible question.

    There are no set amounts, vary from town to town, county to county and even similar properties in the same town can vary from one side to another.

    All I can tell you is that the council rent would be considerably lower than a private rent of similar property. (In my town between a third and half, less).

    Of course, this all depends on a) if you are eligible to be placed on the waiting list anyway and your position, and b) if there are properties to offer you if you can even get on the list.

    Anything really. You can ask your local housing association for the figures. Around my way it's £50.50 a week for a very ordinary and small 1 bed flat miles from town and up to £105.98 for a 1 bed flat for the over 55's in a good location.

    BTW do not expect to be housed. You have a house already so you are making yourself intentionally homeless so you have no priority at all to be housed.

    You could rent privately and the rent will be paid up to the maximum rate of the LHA (local housing allowance) that you are entitled to. You would then pay the excess out of other benefit income.

    However do not expect to get a tenancy if you claim benefits. Landlords do not like letting to benefit claimants unless you have 6 months rent up front or have a secure guarantor but even then they still might refuse to let their house to you.

    Thank you for your comments but where do you get that i am making myself intentionally homeless???? I am a single working mother with a daughter and i did explain that my landlord is selling the house, so im confused why you think it is my decision to move.

    I have worked literally every day since i was 16 and only ever gotten my tax credits etc, trust me i wouldnt even be looking into a council property had my landlord not been selling, i have about 6 weeks to find something, there were properties available in the 30/40 mile radius im looking and if half the population of poland lithiania czech etc hadnt taken them all..

    I dont EXPECT to be housed at all i would much rather be able to find something myself like i always have done,

    Are the bailiffs at your door putting you out on the street? No. You must do everything to avoid being homeless and that means going to the final step of bailiffs at the door and nowhere to live. Once you get to that stage...i.e no house to live in then you become a priority.

    You do not have 6 weeks to find something. You should have been given a section 21 notice giving you at least 2 months notice which you haven't even got yet. At the expiry of that notice you DO NOT move out. You continue to live in the property. The landlord then has to go to court to get you out....this takes months.

    Why do people asking for advice have to mention the poles? They are part of the EU and have every right to work and live in this country.

    Contact your local Housing Associations as well as the council. Good luck.

    We are clearly going to have to agree to disagree here, why would i want to put myself and my daughter through bailiffs and courts and a messy situation, i respect i have been renting someone elses property under an agreement, i received a call on friday to say it was being put on the market, my section 21 i expect will be here tomorrow. Rather than have a bailiff at my door and refuse to leave someone elses property i would rather keep my dignity and pride thanks and find something else for us to live in., As a last end situation i simply asked what council prices are like, should i not be able to find something suitable. I wasnt asking to be a "priority" i dont believe i should be put to the top of the list it was merely a question so i knew for budgeting reasons.
    As for not having 6 weeks to find something well actually i do, it will be 2 months from say today that i have to move out, credit checks and agreements have to be drawn up, as do arrangements to actually move the house and sort other things out

    It's not messy. The court is there to help you and not attack you.

    You will not be housed then as you are making yourself intentionally homeless as I said orginally so don't even consider council/housing association rent and only look at private rent and the maximum LHA rate which you could be entitled to.

    Because you have no choice but to put yourselves through it IF you want a council property.

    The council no longer have enough homes to fulfill demand. Therefore the process is made as difficult and time consuming as possible as only those in real desperate need tend to make it through to the end.

    If you do not stick completely to the councils policy (waiting until bailiffs are on your doorstep) and move out willingly at any time before that, they will deem you as intentionally homeless and will not have a duty of care to help you.

    You do not have 6 weeks. You have longer. Once all the notices have been issued, your LL will need to take you to court. Which you must ignore so that bailiffs are sent. Only at that point will the council deem you as homeless and you will be regarded as a priority for housing. Then, you are likely to be placed in temporary accommodation until either they or a housing association finds you a more permanant home.

    However. Once you have your Section 21 notice, you need to go to the council and chat to them. They will tell you what to do etc. Expect a long wait though and turn up early when the offices open - its not something you can do in your lunch hour; council offices can get horrendously busy.

    If you leave the property without exhausting all avenues then you could be deemed to have made yourself intentionally homeless and the council will not have to help you, even if you are classed as homeless you could end up in a hostel/b&b for a long time while waiting for a council property

    This is madness isnt it!! So by doing the " right " thing by leaving when told and what i signed for in my agreement im actually penalising myself????? im doing everything i can to find a private rent, and fingers crossed something will come up
