The rent also includes cleaning, implying the landlord or landlord's cleaner is free to access the rented area so it may not be separate from the main house.0

Our landlord tried to put our rent up by £75 and we've been in our property for 2 years now. Our rent excludes all bills and they own the property outright so we didn't think it was really fair and stood our ground. We pay our rent on time every month and treat the place very well.
They only gave us 1 months notice too, which would have left us up the creek slightly if it hadn't worked out. I told him that £825 was fair and there was no negotiating, we'd have met half way if necessary but because i said we'd move out if he didn't keep the rent the same it must have scared them into submission! Great news - another year without rent increases. Moral of the story being - don't be afraid to call their bluff, 99% of the time they'd rather keep you in the property than go through the hassle of replacing the tenants...!0
