    1000 per month including sky + (£40) council tax (£150) all utility bills (£100) probably means the rent is more like £700 ish a month - not so bad, and wont get you much here in the south west - 2 bed house maybe?

    Yup, sounds like a fairly typical rent for the SW. We rent a 2-bed unfurnished flat in SW London and our rent is £865 pcm, and that doesn't include council tax or any utilities. That's at the lower end of the price range for this kind of flat in my area.

    If you are happy there, £75 doesn't seem like a lot for peace of mind and no utilities (gas, electric, water), Sky package, and not having to deal with the council. Uilitites have gone up considerably, but you wouldn't have noticed it if you don't get the bills. My gas alone has gone up about £25/month.

    I wonder if the Barn is just an "annex" and therefore deemed part of the property? This would explain why the Landlord is paying the Council tax i.e. It's not costing them anything extra as it's part of their property - same would go for Sky Plus.

    Yes I was thinking the same, providing these things for the tenant is not costing the landlord anything extra, they'd have to be paid for anyway.

    Same would apply to the standing charges for the utility bills too, the tenant would just be costing the landlord the actual units used by the tenant.

    PS Isn't the price of gas meant to be coming down again?

    Apparently an annexe has to pay its own council tax if it has a separate entrance from the main house and is self sufficient, i.e. has a kitchen and bathroom all of its own.
