I trained as a toxicologist and there is no proven link between substations and cancer. That's not to say it's a 100% safe but then you are exposed to 100s of known carcinogens every day so nothing is 100% safe.
Unless the noise bothers you or you are aware that you will need to sell in the future I wouldn't worry.
You can get RFI interference from substations which affects radios but distance and the construction of your home will determine how much interference. Take a battery powered radio on the viewing?

For what it's worth, I sold my house next to a sub station back in 2006. There was alot of information about tests going on and they still are on going as far as I know. The people that bought mine had a 2 page A4 report contained within the survey document. Basically, the surveyors cover every angle so there is no come back on them if it's ever proven. I have since read that some lenders will shy away from mortgaging such homes, the fear of a news break would floor the price without a doubt. I hope this helps in some way, I did move as news stories were building at the time, but still cannot say that I feel they are safe or otherwise. I do know that many potential buyers stopped in their tracks when they saw the location though. Good luck, whichever way you take.0

When my boys were little we had a sub station at the bottom of our 90 ft garden. It was fenced off - my boys called it 'the meters' and if the football went over my ex used to climb over. The other side of the fence was a school so no issues were raised there.
When we sold, the first couple dropped out saying there was a leukaemia risk but we had a queue of people wanting to buy and sold again v easily.
My boys are now 28 and 26, fit, healthy and my elder son has a baby so I don't think there was any detriment to their health0 -

We used to live next to a sub-station when I was 12-15. I can't say I was ever conscious of it at all. And I'm still alive.
