    I have friends who live in Bingham Road, CR0 7EG and it's lovely round there. Also another friend who lives four streets away, who moved there mainly because the people in Bingham Road were so happy with the area. There are some really quite decent shops within walking distance, and it's a couple of tram-stops to East Croydon station.

    The only way to truly get to know anything about a neighbourhood is to get on the train and have a walk round. Preferably late-ish on a Friday or Saturday night when the pubs are shutting.
  • Purleys one are nice good location - really good area IMHO

    South Croydon one is quite need the main road parking might be an issue

    Addiscombe personally wouldnt even think about it

    try CR2 it has some quite nice properties on right move

    Very true, OP need to have a look. Central Croydon on a Saturday night :eek: can be a bit like the wild west ( we rarely go there tbh) but no different than most large towns. I wouldn't walk about Thornton Heath late at night though, unless you need some crack !! I'd look at anything south of South Croydon and you would be fine.
  • Purley and Coulsdon are both nice, relatively leafy suburbs. They are more London Borough of Croydon rather than Croydon Town if that makes sense. However, there are less by way of entertainment options than Tooting or Croydon. I've moved out to a 'nice' family suburb and do miss those trappings a bit!!!

    Isn't it Addington rather than Addiscombe that's the not so nice suburb?

    New Addington is the bad bit, well it was but I think they have knocked a lot of the council bit down so may be better these days. Addiscombe is better but I looked at houses all over the borough and decided it wasn't for us. Purley has some nice restaurants. What we like is that we can be in London in 30 minutes from Coulsdon, 15 into Croydon, 30 to Brighton & 15 to Gatwick.

    Croydon is the biggest London Borough and is huge and not all bad! I have lived in Croydon all my life and I will give you my opinions though of course you should make your own mind up. West Croydon, Thornton Heath etc, I wouldn't go near and have never felt safe in, even 20 years ago. Central Croydon, Waddon, Beddington I also would not consider living in, not because I don't feel safe but just find the areas a bit depressing. Purley is ok but the high street is awful now and just consists of charity shops and takeaways. I personally wouldn't choose to live there unless I had a spare 500k to buy in a nice road. South Croydon is ok, and you could easily get a 3 bed house in your budget, but again i wouldn't choose to live there. Sanderstead is nice, much greener but you wouldn't get a house in your budget.
    My personal preference, and where I live, is Forestdale. Its very green with the woods on your doorstep. You could easily get a 3 bed house for your budget. Transport links are excellent with the tram and buses. Even before the tram existed I would get a bus from Forestdale, then a train from East Croydon to London Bridge, change for Charring Cross and be at my desk on The Strand in an hour. If you look on Rightmove, put in Forestdale and within 1/4 of a mile and your top budget and it will pull up Forestdale, Selsdon Vale and Selsdon. Have a look, it's worth it! It really depends on what your after.....me, I like trees greenery, woods etc so its perfect. Good Luck.:)

    You've certainly given me food for thought. I think I might head into Croydon this weekend for a drive around all the areas and maybe I'll venture out in the evening and see how it feels.

    If you are looking into Carshalton as someone mentioned, I am selling my house soon but not yet on market but it would be nearer to £300,000 I'm afraid.

    I am looking to move to near Purley Oaks station area, there seem to be some nice places around.

    If your driving down Brighton road towards coulsdon (after the Purley Tesco) take a left up Stoats Nest Rd. Some lovely houses around the Coulsdon Manor golf course, probably not in your price range though !
