Renting EA not contacting me issue

    lol sorry "date of entry" refers to the date in which keys are exchanged. Scottish term only perhaps?

    As of yet I have not paid any fees to the agent. The agent advised over a week ago that I could potentially reserve the property for 3 weeks by paying the £100 plus VAT. I had not paid the reservation fees yet because I was expecting a quick answer to my questions re the grubbiness of the walls and carpet and whether they would be address pre or post moving in date.

    They LL via the EA can at this moment show it to any other prospective clients.

    Either way there should be no VAT attached. (a fee would go to the landlord)

    I'd run from that agent...
    I'd run away - good advice. Imagine the worst that letting agents can be, double it, add extra spite/laziness/duplicity and you've got there.

    How can they seek another tenant if they accepted a "reservation fee" ? ( which should be like a holding deposit for this purpose)

    Letting agents will happily take fees for anything and everything, and typically prefer it when the obligations that fee imposes on them are very nebulous and murky.

    Well I found out today the £100 + Vat fee is a standard reservation fee which includes a credit check. I'll still be required to pay the full £650 deposit and £500 for the first months rent up front.

    Bloody estate agents. lol

    I was being ironic, there.
    But still, if they do behave in such way, obviously the "fee" should be refunded.

    My hands are tied.

    Slater Hogg & Howison is a Scottish based company and by all accounts the biggest in the country. It would seem this credit search is standard practice up here unfortunately.
