Renting EA not contacting me issue

    Most likely, they can't be bothered to put the question to the landlord. They get paid for sticking someone in the property and that's all they care about. Probably they are hoping that you'll just take it anyway (unless they get a better offer more quickly) and then bother the landlord yourself after moving in.

    Again this is what I suspected. :(

    Since you haven't paid a holding fee then I am not surprised that there has been no response. How does the EA/LL know that you are committed?

    You need at least to put down the holding fee.

    My other thought was re: the sale of your house. Have you exchanged? Is the 4th May your completion date?

    Just checking! If you haven't exchanged then you shouldn't be taking any risk re: renting and being liable for 6 months rent. Anything could happen!

    If you have exchanged then you need to put down the holding deposit, start the credit referencing rolling and take a chance with the issues you have. Otherwise get looking for somewhere else pronto!

    How can they seek another tenant if they accepted a "reservation fee" ? ( which should be like a holding deposit for this purpose)

    I don't know about the legality of this fee, and the obligation on their part, but again there should be VAT on if the landlord is registered for VAT..

    My understanding is OP hasn't paid the holding fee and won't do so until questions have been answer re paint job and new carpet.

    LL is probably looking for tenant who doesn't need paint job and new carpet!

    The fact they haven't bitten your hand off and are stalling indicates they have put you on the backburner while they are seeking or courting a 'better' applicant. Perhaps they'll get back to you, perhaps they won't but you're running out of time.

    It's horrible to be messed around when you are on such a tight deadline but I think you've got to step up here or you could be sidelined. Go to the office in person, pay the deposit or look elsewhere.

    Exactly the sort of post I was looking for. You're right I need to get the finger out and just get it reserved at the very least.

    Date of entry has been agreed today by myself and the buyer. 11th May. Mortgage is in place and missives looked to be signed sealed and delivered by Monday next week.

    You're probably right, but it really is terribly needing a fresh coat of paint. I suppose I could reserve and just paint it white over dirty white. I presume I'm not going to lose my deposit at the end of the lease for making the place look nicer/cleaner.

    I could get the carpet steam cleaned or something.

    I do not see why you should shoulder the cost of this but it may be the only way if there is nothing else on offer that suits.

    maybe landlord will at least pay the cost of paint and cleaning costs, I would! But then I would get it done anyway!!!!

    Exactly my thoughts Ognum. My understanding is that the Landlord does not live locally and therefore may not be aware of the current condition of the property left by presumably the previous tenant.

    I would also assume the EA would have notified the Landlord of the properties current state but I think it's again safee to assume that the only employees of Slater Hogg are the viewing agents, who clearly don't care what condition the property is in.

    I think I might have confused the OP by talking about a holding deposit instead of a holding fee. Sorry.

    Also, suspect the OP may not be in England as I don't understand some of the language used re: selling his property.

    So, OP have you paid any money to the agent? What was it for?

    Just trying to establish if the LA has any right to show it to other prospective clients.
