New flat roof required. Anyone know rough price?

We bought a house with a leaky flat roof. The roof was once a garage, now a room. We decided that flat roofs always need replacing so replaced it with an angled pitched roof. New beams, more insulation and a higher internal ceiling. Cost £4,000 but has added value to the house as the room felt dingy before as the ceiling was too low.

The average cost of felt roofing (depending which part of the country you live in !!) is £18-£22 a square meter prices may have gone up since 2005. My Husband used to own a Roofing firm with his brother but has now gone into building!! And that is what he used to charge.

I had a felt flat roof garage which was leaking. Looked around and found a flat roof sealant called EPDM flat roof membrane. The company I contacted advised me I could do it myself. They supplied in kit form all I needed to do the work, plus a very good installation DVD showing exactly how to do it. I did the work and found it much easier then anticipated.

Have you ever looked at GRP (glass reinforced plastic) roofing. Companies are now doing it as an alternative to felt...and it often comes witha lifetime guarantee0

my roof is about the same size as yours.
i priced up all the stuff from wickes to do it myself. then found a chap who did it for 250 quid. with the bitumen burner kettle thing in my front garden.
great job, never leaked since.
thats about 2 or 3 yrs ago now.
Wow, two or three years, as long as that? You could use Tesco's pizza bases and they would last 3 years.
You get what you pay for - and £250 doesn't pay for very much.
I love to hear people say that they will reroof themselves, particularly cold system - and any amateur who wishes to try and torch a roof without ever having done it .........0 -

Replacing a felt roof on a garage should be cheap and you don't have to plan to cvoer up the interior of the house while you do the owrk... you can leave the garage exposed to the elements.
Any competant DIYer should be able to repair or replace a flat.... there will be plenty of online guides with photos. A little more effort will allow you to gently angle it or replace with something like coregated plastic sheeting. The big advantage of that is that it will let in daylight without allowing people to see inside.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -

Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
