Do you think they will offer ?

Hi
We have had 3 viewings 3 weeks.
The first one the buyers hadn't sold there's yet - but they gave positive feedback to the EA
The second seemed to relly like it - when the EA called they said they were thinking of making an offer but were still discussing (EA called morning after viewing) EA said they would call back at the end of the week (good Friday) - haven't herd anything yet.
The third viewing really seemed to like it again - they came good Friday they said they had looked at another but it wasn't a patch on ours and they did seem genuinely very keen.
I went into EA on Saturday and know they haven't called the second viewers back yet.
Question is .... If someone is going to offer how long do they leave it.
The second viewers did seem to really like it and I know they were outbid on the house 2 down which recently sold (90000 more than us)
They are my neighbours daughter and he is between our house and the one they missed out on ????
Both 2 & 3 have no chains so are good
Buyers.

we recently sold my grandfathers house, some offers we received straight away and were on the whole unrealistic (too low) and did not go through where as the more serious offers were not received until about a week after the viewing

Imagine you are buying, if you see something you're really keen on you'll make an offer right away, why wait when someone else may come along and snap-it-up. So if an offer on yours was coming i think it would come sooner than later.
People like to be nice, so all give positive responses often when they hate it.

£90k seems a massive difference between a terrace and semi on the same road and in price range of the couple buying imo.

To be honest, when we were buying, I was quite put off by estate agents hassling me for opinions the morning after we viewed anything as by that point I'd not even had chance to weigh up all the pros and cons. My previous house purchase had been rushed into with my heart ruling my head and I bitterly regretted it so wasn't going to make the same mistake this time.

I have to agree that on viewing a property, especially with enthusiastic vendors, we would possibly overegg how much we liked their house and to be honest, of the houses we looked at, there were 3 we would have been happy with, all very different but equal on terms of which we would have bought, it came down to price in the end, whichever we got for the cheapest we bought, we eventually bought for £175k, one of the others we really liked wouldn't budge from £240k, they eventually sold it for £180k (after they had come back to us a few months later offering us it for £200k but by then we had moved)

I can make a decision and an offer within a few hours. My husband on the other hand will take a few days. Flaming men!

Usually if I'm interested in a property I will arrange a second viewing within a day or two to help me make up my mind about it's suitability & potential. But If I really love a house on the first viewing, I'll offer on it straight away & only do 2nd & further viewings once my offer has been accepted.

Everybody is different, some people know exactly what they want, or a house will 'speak' to them as soon as they enter it. Whereas others are far more structured about the whole process & will want to view plenty of comparables & have a bit of a think & a good debate before finally commiting themselves.
The bigger the bargain, the better I feel.

I should mention that there's only one of me, don't confuse me with others of the same name.

When we sold our house last year the two offers we received were both made the day after the first viewing......one was after only two days on the market (from potential buyers who hadn't even marketed their house yet, and hadn't intended to move, but loved our unusual period house so much they subsequently put theirs on) and the other after about ten days from proceedable buyers and which we accepted.

Our house stood out from others in the area as it was the only character house in an estate full of much later bungalows and modern houses, but that could be seen as a positive or a negative thing, particularly as it was priced way higher than most of the surrounding properties!

When we were looking to buy at the same time, we tended to offer the day after the first viewing but this was because we were looking to buy some 200 miles away and couldn't make repeated visits to the area in which we were searching......also we were again looking for a very specific type of house of which not many were available so we needed to act quickly ;)

I would have thought that with the neighbour's daughter having lost out on a similar nearby house it would be likely she would be very interested and likely to offer, especially with the OP's price being so much lower......but then maybe they would prefer a semi?

However, it could just be the Easter holiday weekend slowing down the offers coming through.......

Good luck OP.....hope you hear something soon :D

    Hi
    Thanks for the replies.
I think its just the waiting that kills me .... i am SOOOOO impatient my hubbie always tells me, but im like that with everything (even cleaning) :o
Hopefully i will hear something next week ;)
Its just the last 2 did genuinely seem to really like it, so i think i was just getting my hopes up.
We arnt in a mega rush to move, but once we do we can be debt free, have lots of spare cash and start the building work on the other house ;) - Then i will have to hit the DIY threads too :D
    Thanks again
