Regardless of "T" marks etc on plans it is rarely woerth being too legalistic about fnces because the cost of the fence panels is gerneally worth it to keep reasonable relations with neighbours. and certianly a lot less than the cost of arguing in court about such matters.

As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.

I couldn't agree more Richard. I never understand it when you see fully grown adults having 20 year arguments and reporting each other to the council etc over the pettiest things, and when they trace it back to the route cause it is over something as petty as this, or a cat walked over my wall etc. My neighbour is lovely, he is retired and I work full time. He takes deliveries of furniture for me, and let the gas fitter in etc. Regardless of the results of which fence I am responsible for it isn't pettiness on my side. It is just more I am a "finickety" (maybe the right description?) person who is vainly proud of my good memory! And I just like to confirm what I remember! I doubt like it when someone makes me doubt my own mind!

I actually want to replace both fence panels on both sides so it matches my new decking I'm having. I'd just rather know where I stand in case I rip down a fence that isn't mine and the person whose fence it is gets funny! Lol
I'm never offended by debate & opinions. As a wise man called Voltaire once said, "I disagree with what you say, but will defend until death your right to say it."
Mortgage is my only debt - Original mortgage - January 2008 = £88,400, March 2014 = £47,000 Chipping away slowly! Now saving to move.
